County Rules Each county requires we inform you of the rules and regulations relevant to your home's Short Term Rental Permit. We thank you in advance for abiding by the rules below, also included in your signed in the Vacation Rental Agreement.
Maximum Occupancy: There shall be no gatherings, events, weddings or other group functions on the Premises with more people than the number of persons stated on the Agreement. Parking: Parking on the street is prohibited at all times. All cars, boats, and trailers must be parked in the garage and/or driveway.
Quiet Hours: Quiet hours are 9pm-8am, seven days a week, Noise carries easier and further in higher elevations and over water. Per the ordinance: No sound from the vacation rental home shall be audible from the parcel line during this time. Noise shall be minimized in order that it not be an unreasonable annoyance, disturbance or nuisance to neighbors.
Lights Out: All exterior lights that are not needed for safety must be turned off between the hours of 10pm-7am, seven days a week. Per the Ordinance: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such other outdoor use is not an unreasonable nuisance to neighbors.
Red Flag Warnings: Due to extreme fire danger, bonfires, charcoal barbecues and wood-burning fire pits are strictly prohibited. On Red Flag Warning Days, when fire hazards are especially dangerous, typically due to dry conditions and high winds, additional restrictions are imposed by the North Tahoe Fire Protection District and prohibited. You cannot use outdoor gas grills or gas fire pits during Red Flag Warnings. All outdoor fires are prohibited, both gas and wood. It is your responsibility to be informed of Red Flag Warnings. You will see signs on the front of all fire district stations, hear about it on the news, see it on social media and hear about it on the radio.
Winter Driving Many highways, access roads and/or driveways are steep in Tahoe/Truckee and may be icy in the winter. To ensure your safety, it is critical that during November 1st - April 30th brakes, windshield wipers, defroster, heater and exhaust system are in top condition. Tires need to be properly inflated and the tread must be in excellent condition. Always carry tire chains, even if driving an AWD/4WD vehicle. Summer Patio Furniture Patio furniture is available for your use during summer months only. All outdoor tables, chairs and loungers are put into storage in the fall, in order to protect the furnishings from winter weather. Barbecue grills, however, do remain outside for your enjoyment.
Black bears are very common in this area and have become habituated to human food and garbage. Because bears no longer have a strong fear of humans, you may encounter bears during your spring, summer and fall stays. Feeding bears is illegal. Leaving food outside, trash accessible, or doors and windows unlocked is likely to cause significant property damage to homes and to vehicles. Please take a moment to learn how to be Bear Aware, so that we can continue to live in harmony with our wildlife.
Office Holiday Hours The TLUXP office is closed on New Year’s Day, July 4th, Thanksgiving, and Christmas. Therefore, we are unable to accommodate check-ins and check-outs on these dates. Thank you for understanding.

House was in an unbelievable location. We could walk to Garwoods which was a huge bonus if we wanted to pop by for a drink or walk the beach and pier outside.

Great house, Great Location!
My family and I stayed here over the 4th and enjoyed how quiet the neighborhood was as well as the quick 2 minute walk to Garwoods. The house was very clean and had a well stocked kitchen. The large deck was great for evening chilling amongst the trees.

The place was beautiful, had plenty of room for everyone to sleep comfortably. Walking distance to the lake and a couple restaurants. We really didn’t appreciate the bullet that was shot in the window from the inside. Then we had someone come by wanting to fix it. Also, the couch in the master bedroom had tons of dog hair all over it. Other than that really great place!

All the amenities and so close to the Lake
We loved staying here! It had all the amenities we needed for our family. Plenty of space, nice linens, a well-supplied kitchen, and fast WiFi. Hot tub was wonderful after a long day in the snow. TVs in every room to keep all guests occupied. We had another family stay with us for a few days and never felt cramped in the house. Only a short walk to Garwoods for food and drinks!

Overall we enjoyed our stay at this property. The location to 2 dog beaches within walking distance was very convenient. The house was super clean with new bedding. The layout of the house is great as well. This has to be the most well-equipped house we've ever rented. The kitchen has everything you need. The patio deck was very nice to eat out on or to lay and relax on the lounge chairs. The neighborhood was peaceful and quiet. Please note that this house does not have air conditioning. During our stay the temp in Tahoe averaged at a high of 85+ to a low of 55 degrees. It got pretty warm in the house from about 2pm - 10pm, especially the upstairs (living room, kitchen, master). They had fans available which helped a bit but the thermostat read between 82 - 85 degrees. Many places in Tahoe do not have central AC but it's just something you should be aware of. No house is perfect but the screen door for the living room sliding glass door was broken and the patio light was out.

We had a lovely stay and would highly recommend!! Comfortable bedding, furniture, plenty of cook ware, loved the hot tub and deck! Walkable to the lake and Gar Woods. Cannot recommend enough!

Awesome house and location
We rented this house for spring break so that our family can enjoy our last ski trip before the season ends. The house was very clean, had great light, was close to the lake, and in a quiet neighborhood. I would highly recommend this house to anyone. You won’t be disappointed.
