We had a wonderful stay in a historic building right in the heart of Tivoli. The location is perfect - just a 5-minute walk to both Villa d’Este and Villa Gregoriana, and also close to covered paid parking. The room was very stylish, extremely comfortable, and clean, full of charm and history (ask Filippo for some great stories!). Breakfast was excellent - honestly, the best croissants I’ve ever had! The terrace offers a breathtaking view, especially at sunset. Our host Filippo made us feel incredibly welcome and quickly became a friend. He was so attentive to all guests, offering great restaurant recommendations (just a short walk away) and helping us plan our visit. A big thank you as well to his assistant Sara for her help with breakfast and room service, and a special thanks to Filippo’s wife for the delicious homemade cake she prepared for us. We truly felt at home here and will definitely return!

What a wonderful experience

We loved this place! It was recommended to us by an old friend. He said it was a must do so we did it! Our bedroom overlooked the Piazza. There was a wonderful rooftop terrace. The host and owner. Felipo met us every morning and took us to a café cappuccino and fresh juice and pastries. Clean clean, clean Filippo and his housekeeper Sarah were So inviting and helpful.

Seulement confort ! Ce lieu n"est absolument mais absolument pas pas un bed and breakfest c'est une arnaque cacher sur votre site et que je payer très couteux pour absolument rien ! Ce site est simplement une chambre plus pour loué mais confortable . Il y a un autre appartement avec des table et chaise mais le responsable insiste pour sortir d'aller prendre un café ou déjeuner a l'extérieur dans un bistro a 2minutes de appartement accompagné par lui ! Non c'est Non un peut intimement quand même ! Un Bed and breakfest c'est un lieu pour dormir et manger différent chose qui son offert sur place dans une cuisine salle a manger mais sans ce faire être achaler par le propriétaire qui est très accaparant. le matin aussi tôt que vous ouvrer votre porte de chambre il vous appel par votre prénom .

This was a fabulous stay. Fillipo gave great insights to incredible restaurants and local sites. He went with us to buy bus tickets and walked us to the proper bus stop! Lodging was large and very comfortable. Gorgeous building. Cannot recommend highly enough. We loved the home away from home experience and absolutely loved beautiful Tivoli You will not find a better host. Grazie mille.

The host helped carry our bags up a couple flights. The room was clean and cozy. It had an amazing rooftop. The owner treated us to pastry and coffee at a nearby cafe. He also joined us for pleasant conversation and tips where to visit while in town.

If you encounter issues in your travel, don’t expect any accommodation or hospitality from the staff. We had intended to arrive by 8pm but ran into trouble along the way and our arrival time was pushed to 9:15pm. The host said he would not let us arrive late because he was tired and that we would need to book another place to stay with no refund. He was very rude and our experience dealing with him put a cloud over our trip.

Lovely apartment with rooftop deck, centrally located near piazza, cafes, restaurants and easy walk to Villa D’Este. Filippo is an excellent host who takes personal interest in ensuring his guests have the best experience. He walks you to the local cafe each morning for a coffee & croissant for breakfast, walked us to bus stop & tickets for bus to Hadrians Villa, and recommended 2 great restaurants and got us the best table at Sibilla restaurant right under the temple - fabulous way to end our trip in Italy! Tivoli is a lovely ancient town.

Property is nicely situated inside Tivoli village and thus an old building but Filippo did a great job of room remodel. The room was nicely updated with modern utilities and clean. Filippo was a great host but what was super is he got us into the nicest restaurant in Tivoli called "Sibilla." When we walked into the restaurant the hostess said; sorry they are sold out for the evening....so we mentioned Filippo made a reservation for us and we were immediately swept off to one of the nicest seats in the restaurant! Fantastic views in very close proximity to ancient ruins.

Super clean room and bathroom overlooking the square, in a central location with a patio terrace available on the rooftop. Filippo is a very attentive host and nothing is a problem he is easily contactable and was always happy to help with any questions and information we required. We had a very pleasant two night stay and would recommend the location. There are two flights of stairs to the rooms and an additional flight to the rooftop as is the case with a lot of properties in this area so you have to be mindful when booking in Tivoli if you have any mobility problems. Filippo kindly offered to help with carrying our luggage.

Super clean room and bathroom overlooking the square, in a central location with a patio terrace available on the rooftop. There are two flights of stairs to the Royal bedroom and an additional flight to the rooftop as is the case with a lot of properties in this area so you have to be mindful when booking in Tivoli if you have any mobility problems. Incredible. Cannot wait to go back. Staff was spectacular, made solo travelling feel easy and relaxing. Perfectly located, walkable and well situated for all dining experiences, nature hikes, exploring local attractions, and more. It was so enjoyable here I made sure to spend my last night in Italy at the Regina Tivoli Centre and taxi to the airport in Rome first thing in the morning so I could have one more day and meal in Tivoli!
