2/2 condo, 1 mile to Beach, heated pool, bbq! 116

This lovely 2-bedroom 2 bath condo, with a heated Community pool, is located on the ground floor at the beautifully well-kept complex of Walsingham Apts and sleeps 4 guests comfortably. There is NO SMOKING AND/OR VAPING ALLOWED, including inside the unit or anywhere on the Walsingham grounds. Sorry, no pets allowed.

This beautiful condo is a 5-minute drive or a 10-minute walk to the fabulous Indian Rocks Beach. There is even a beautiful park right across the street! There are many restaurants in the area along with grocery stores, shoppes, and is close to many Florida attractions including Splash Harbour Water Park! There is fully stocked kitchen that includes an oven, fridge, Mr. Coffee, blender, pots/pans, and dishes! Swim in the heated pool and enjoy the BBQ area! The Master Bedroom has a King bed, and the guest room has 2 twins. Both bathrooms have a tub/shower combo. Come stay and enjoy everything this condo has to offer!
One assigned parking space provided; we can only guarantee one spot. Guest spots first come, first serve. This condo development does not allow any vehicles in their parking lot other than Car's or SUVs. Trailers, RV's, boats, jet skis, box trucks, box trailers, and kayaks will not be allowed and must be stored elsewhere. Anything other than a car or SUV will have to be stored elsewhere.

Toiletries/Essentials - The items below are meant to serve as a START-UP to your stay.

To help you settle in comfortably, we will provide the following essentials:
Two rolls of toilet paper per bathroom
One roll of paper towels
Hand soap at each sink
Dish soap
A few trash bags for each trash can
A few laundry sheets
Dish detergent and sponge
Ground coffee or coffee pods
Dish towel(s)
In addition, we will provide one full set of bath towels and one beach towel per person, based on the number of guests the home or condo accommodates.

Please note: We do not provide extra supplies during your stay, regardless of its duration. Some of the main items that we DO NOT provide are shampoo, body wash, conditioner, tissues, oils, spices (salt, pepper, etc.), coffee filters, cream or sugar, tin foil.

IMPORTANT: IF YOU BOOK THIS UNIT, YET ARE HAVING ANOTHER PARTY MAKE PAYMENT, YOU WILL NEED TO ADD THE EMAIL ADDRESS OF THE PAYER ONTO THE BOOKING, AND THE PAYER WILL NEED TO E-SIGN OUR RENTAL AGREEMENT. ONLY THE PERSON WHO PAYS IS AUTHORIZED TO E-SIGN THE RENTAL AGREEMENT.

Age minimum: One guest must be at least 25 years old. Under the ADA and Florida law, owners of public accommodations are not required to allow emotional support animals, only documented service animals. Rates on OPEN DATES are often subject to change. TRAVEL INSURANCE IS RECOMMENDED, AS THERE IS A STRICT NO REFUND POLICY!!! IF YOU NEED TO CANCEL, YOU WILL NOT BE REFUNDED. THE NO REFUND POLICY INCLUDES NO REFUNDS DUE TO HEALTH CONDITIONS OF ANY KIND, WEATHER CONDITIONS OF ANY KIND, WATER CONDITIONS OF ANY KIND INCLUDING COLD WATER OR RED TIDE, OR TRANSPORTATION OR ROAD CONDITIONS OF ANY KIND INCLUDING FLIGHT CANCELLATIONS. A CHANGE IN YOUR BOOKING DATE MAY NOT BE POSSIBLE OR ALLOWED, HOWEVER, SHOULD A DATE CHANGE BE ALLOWED BY THE OWNER, BOOKING DATE CHANGES WILL BE SUBJUECT TO A $50 CHARGE FOR EACH DATE CHANGE. Should a booking date change be allowed, the difference in rates, if lower, will not be refunded, and if higher, will be charged. AGAIN, due to the no refund policy, travel insurance is highly recommended, especially if your stay will fall around Florida's Hurricane season, which falls annually around June 1 through Nov. 30. Check in is any time after 4PM. We cannot guarantee pools will be warm during cold weather months and will not give discounts or refunds should a guest experience cold pool water temperatures.

Please understand what can come with the potential aftermath of a Hurricane. There may be closures of the following, that could possibly last weeks, if not longer: restaurants/shops, roads, certain amenities offered, beaches, Wi-Fi/cable, pools, elevators, etc. Our owners will stand behind their no refund cancellation policy for any of these inconveniences, and will not be making anyone the exception. Again, this is why we HIGHLY recommend purchasing good travel insurance. There should be a few policies offered towards the end of your booking process. One of which should allow you to cancel for any reason (CFAR). However, it is important for you, to do your proper research in confirming what exclusions, if any, exist for that particular policy. If none are offered to you, you can always contact another 3rd party travel insurance company. Date changes, rain checks, or compensation will also not be options under these circumstances! Hurricane season, again, falls between June 1st and November 30th.

EARLY CHECK-IN:
Because we have a high amount of same day turn overs, we kindly ask that you PLEASE refrain from asking for an early check in. Check-in is at 4PM Eastern or any time thereafter. Should the unit be available for early check-in, it will be offered to you on the morning of your arrival for a $50 early check-in fee. Thank you for understanding! .

We require the payer of the booking to sign our rental agreement, which insures the guest instructions will auto-send at 3PM on the day of arrival.
