Property was not as advertised. Cleanliness of home was poor. Noted several damages throughout. Poor landscaping. Ants and roaches noted on two levels of the home. Will not stay at this property in the future. Will NOT rent from Landmark Realty. Would not issue my family a credit.

Beautiful Topsail

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Our weeklong vacation to North Topsail Beach was fantastic. Six families-12 adults, 8 children under the age of 7! Our group consisted of two sets of grandparents who had vacationed together over the years in various locales with our children. Those children now grown with their families. Everyone had a fabulous time. The kids all got along and did great. Having a pool on-site was a lifesaver. Especially for the three toddlers and babies who take daily naps. Their parents could put them down and still be able to enjoy the sun and water within earshot of the monitors. Mornings were spent on the beach, afternoons in the pool. The beach is beautiful, clean and easy access. The house had all the amenities we needed. It was clean and inviting with plenty of bedrooms, bathrooms for each family. The view of the intercoastal from the back deck was great and we viewed several spectacular sunsets. Relatively quick drive back to town for groceries, ice cream, restaurants etc.

Overall, I recommend this vacation rental. Reviewer Comments: Our family recently stayed at this rental house in July 2025 (8 adults, 4 younger kids, and 2 infants). The house is modern with plenty of space. We appreciated the wide open top floor that accommodated everyone during meal times and socializing. The bedrooms were as described and provided adequate space with many having private bathrooms. The kitchen is laid out nicely with a large fridge and an additional fridge on the lower level. Everyone loved the private pool to spend time after the beach. One downside is the house does NOT come with a gas/ charcoal grill. This is unfortunate as many people love to grill at the beach. The owner should provide a grill and include this in the base rate. The house is across the street from the beach. The beach access is four houses down across the street. Unfortunately, it requires climbing steep stairs every day with all your beach gear in tow.

Reviewer Comments: The location was perfect from view, short walk to beach, short drive to park for kids etc.The cabin was clean, prepared as pictures presented and overall great. The outside shower area should have clothes lines (there were none) to hang the days wet beach clothing and towels.Kitchen needs additional serving utensils. The provided ones were cheap and inadequate. Need hooks in all bathrooms to hang clothes/towels etc. We had a problem with the elevator that required time, attention etc. that we should not have had to use but we got it working.

Overall, I recommend this vacation rental. Reviewer Comments: House was great. Maintenance crew was great. Putting Green was fun. Negatives:Icemaker barely made ice and fridge was on the smaller size.No one to contact on the weekend of arrival-unless major emergency. Were missing sheets and linen company didn't reply. Once we reached someone at Landmark, they handled it quickly. Wasn't critical but we had one room that had no sheets the first night. Triple bunk has weight limits that weren't disclosed. We had teenage girls that exceeded the limits so we had to make other arrangements. If you have young children the house will suffice. If you have teenagers and older, the bedrooms are not sufficient (couldn't open doors with trundle bed in use).NO GRILL. The only grill there was a small charcoal grill left by another renter. Have never stayed in a beach house that didn't offer a grill. For the price of rental, a grill should have been provided.Had to call multiple times about the pool being cloudy. They responded quickly but we learned that the pump shuts off all night and morning so it wasn't running appropriately for 20+ people swimming each day. Seemed to get resolved by the middle of our stay. No outdoor seating that was appropriate for seniors. Having an elevator was a must but we had to purchase our own deck chairs that could be used by the grandparents. Big storm came through and water was coming through the back door.

Overall, I recommend this vacation rental. Reviewer Comments: We had a great time at this property. The location was just what we were looking for. Very low key area with easy access to the beach. An easy 10-25 minute drive to all restaurants and grocery stores depending which way you went. The pool was a new feature but an excellent addition. We understood the pool was new so there were some kinks to work out. We were not able to get the pool lights to work and didn't have any equipment to get the little crabs out of the water that showed up over night. The management company was quick to respond however and tried to get us some answers to our questions. Our only complaints truthfully are that there are no hooks in the bathrooms to hang any towels or bathing suits so we were constantly draping wet clothes everywhere. Our biggest issue was the general cleanliness. Unfortunately it left us with a less than stellar first impression upon check in. The paint work had general wear and tear scuffs but did make it appear older than I'm sure it actually is. The glass doors and windows were so dirty that we actually couldn't see outside. We wiped them off and our towels were black! The stove was covered in old spilled food and old sponges in the sink. The air registers were black and dust filled and there a smoke smell in the Master bedroom. Our clothes couldn't be in the closet. The floor was filthy. Our socks were black in the first 20 mins ans covered in sand and food. It was just a little disappointing to have that be the first impression when spending that much money for the week. All in all it was a great place. We were all able to hang out together but also have our own space. We would stay again buy would want it to be cleaned better. Suggestions would be the towel hooks, pool equipment including putters for the putting green and maybe a couple rafts, and maybe a little more beach equipment(chairs or sand toys etc, even if for a small increased fee.) Thank you for making our visit so relaxing!
