About the home
“Island Court” is a delightful double-storey family home in Smiths Beach just a comfortable walk from the beach and a short drive from the supermarkets, restaurants & cafés of Cowes or San Remo. Some of the many features of this lovely home are detailed below:
Indoor Areas
Downstairs is the large 2nd Living room that doubles as a Games Room (with Foosball table, 75" Smart TV & PlayStation 3). Bedroom 4 (with BIR), and Bedrooms 2 & 3 are also on this level, as well as the main Bathroom (with Bath & Shower), a separate toilet and fully equipped Laundry (with washing machine & clothes dryer) which provides access to the carport and rear yard.
Upstairs is a huge open area that comprises the main Living Room (with 65" smart TV & Coonara-style fireplace) providing access to the front deck and flows into the open plan Kitchen/Dining Room. The Rear deck is accessed through the Dining Room. Bedroom 1 has a walk in robe and ensuite (with shower & toilet) and opens into the main Living Room.
Outdoor Areas
The dual purpose Pool Table/Table Tennis table is in the rear covered area (with a TV too) and is accessed from the enclosed yard - perfect for children and adults alike. The tandem carport spans the length of the home and is suitable for 1-2 cars, with space to park another 2-3 cars (or a boat) in the driveway. The home has two decks - one at the front (with seating for 6) and another at the rear of the home (with gas BBQ & seating for 6) overlooking the lovely rear garden, which also features an outdoor shower. - Please note firepit has been removed from property
Kitchen
The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, Nespresso pod coffee machine, toaster, kettle, etc. plus a double sink, fridge, dishwasher, electric oven and cook top.
Heating/Cooling Systems
There is a wall mounted reverse cycle airconditioner, a ceiling fan in the upstairs Living Room and a ceiling fan in each bedroom 1, 2 &4, plus four additional stand-alone heaters and three fans which can be used where required. There is also a Coonara-style wood heater in the upstairs Living Room (wood provided).

Linen
It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.
