Head upstairs to the second floor where you`ll find a spacious master bedroom with a king-sized bed and a full bathroom. But the real highlight of this apartment is the rooftop, where you can enjoy breathtaking views of the city while sipping on your morning coffee or stargazing at night.
Our apartment comes fully stocked with bath amenities, linens, towels, and even a hairdryer, so you can pack light and still feel at home. You can also take comfort in the fact that we use a lockbox for your convenience and are always available to assist you during your stay.

Here are a few important guidelines to help make your experience enjoyable and avoid any misunderstandings.
In order receive detailed self-check in instructions, the guest is required to upload a photo government ID of every guest staying at the property as well as phone number and email for each party. The individual who makes the reservation must be the registered guest, be at least 25 years old. We kindly ask guests to use the property as a vacation rental, adhering to all applicable laws. Only the confirmed number of guests listed in the reservation are allowed in the unit. We kindly as our guests to maintain a peaceful environment, ensuring that noise or disturbances do not disturb nearby property owners. Any disruptive behavior in the unit or common areas may lead to the immediate eviction from the premises, and unfortunately, no refunds will be offered. Guests will also be responsible for any fines incurred due to inappropriate behavior while on the property. Check-in is available any time after 3 PM, and we kindly ask that you check out by 11 AM. Special arrangements, if possible, may be made in advance by contacting KASA. We want to maintain a peaceful environment, so parties or events are not permitted unless specifically approved in advance. For the comfort of all our guests, smoking or vaping products are not allowed in the property. A fee of $500 will be incurred if this policy is not followed.
In the event that you misplace any items, please note the following fees: $75 for lost keys $50 for lost or damaged TV remote or AC/FAN remote $60 for lost or damaged parking remote. As your host during this short-term stay, we retain the right to cancel a reservation due to unforeseen circumstances. If that happens, we will strive to provide similar accommodation or offer a full refund or credit for a future visit. Please be aware that our cancellation policy varies based on the booking. You can find the specific terms associated with your reservation on the booking platform used. Refunds will be credited back to the original payment method within ten business days. If you`ve been approved to bring a pet, an additional $250 damage deposit will apply. If you do not check in for your reservation, without prior notice, the entire cost of the stay will be charged, and no refunds will be issued. Regarding utility outages, please note that if they occur due to circumstances beyond our control, we are unable to provide refunds or compensation unless the outage lasts more than 24 hours. In such cases, any compensation will be determined at the host`s discretion. For any issues related to Wi-Fi outages, we will do everything possible to have services restored by the provider, however, we regret that no refunds can be issued. If guests leave personal items behind, we will make every reasonable effort to return them after contacting the guest. However, if these items remain unclaimed for 30 days, they will become the property of the host, who cannot be held responsible for their condition. We also want to clarify that no refunds can be granted for shortened stays due to adverse weather, personal emergencies, or other commitments. Please be aware that KASA cannot accept responsibility for any damages to vehicles parked on the property. We understand that weather can be a concern when traveling to a tropical island. Our hurricane and storm policy are designed to be clear and fair. Refunds will only be issued if the National Weather Service declares a mandatory evacuation for our location. In such a case, we`ll refund the unused portion of your current booking, or any reservation scheduled to begin during the mandatory evacuation period, starting from the day the order is given. Unfortunately, we cannot offer refunds for regular rain or tropical storms, as these are part of the natural climate here. However, we`re happy to work with you to reschedule your cancelled vacation based on our availability. LIABILITY WAIVER: KASA Vacation Rentals is not liable for any lost, stolen, or damaged personal items that belong to guests. This includes losses from natural events such as floods, storms, or other `Acts of Nature.` Additionally, for incidents like fire, water issues, power outages beyond our control, or disruptions caused by service providers, KASA cannot be held responsible for any additional costs or losses incurred by the guest. To ensure a pleasant stay for all, it`s essential to adhere to these guidelines, along with property and public health regulations. Noncompliance may result in early termination of the reservation without a refund. Guests agree to cover any reasonable costs, including attorney fees, incurred by the owner in enforcing this agreement.

Peter the host provided excellent communication and instructions for checking in. He was very responsive. The location is right in the middle of everything. We loved being close enough to pop back to the apartment a couple times a day to grab a snack or freshen up. The place was comfortable and we would definitely stay here again.

Lovely place, pity about the noise.
The appartment is charming and well appointed, located near the fort. The view from the roof terrasse is stunning.The only major problem is that it is just above the noisiest restaurant in town, where the staff insisted on playing the loudest music 12 hours /day, exactly between midday and midnight. No amount of begging or cajoling to lower the deafening noise worked. Never again!

Great location; tiny staircase
Property is as pictured. It's such a great location in the heart of Old San Juan. Perfect for walking to restaurants, the fort, etc. That being said, it can be a bit noisy as it is above a restaurant. I'm a light sleeper and was able to sleep with ear plugs and the AC fan turned up. Bed was very comfortable!The unit is great for a shorter stay, but the spiral stairs up to the bedroom and roof are tight. I wouldn't recommend it for anyone particularly tall and/or large. Shower left something to be desired. No shelves to set anything (even shampoo/ conditioner), and the water pressure was barely anything-- but alas, the plumbing in OSJ is just old to begin with. Rooftop had a cool view in the morning/evening, but isn't very useable during the day as there is no sun coverage. It is also basically shared-- just a railing separating your space from the neighbors. We never saw anyone else up there, but don't think it's completely private.

Clean and comfortable!
We thoroughly enjoyed our stay and have no complaints! The bed was extremely comfortable, AC was super cool, shower water got hot. The pizza place downstairs did play music very loudly until 10 pm but that’s just part of the experience! Convenient location, close to old San Juan. Super walkable with no issues. Overall we would stay here again! Peter was extremely helpful and quick with communication!

Great Service and a Prime Location
This property is a fun and unique place for a couple, single, or any two people willing to share a bed. It has most of the amenities of home and is centrally located between all of the major sites in Viejo San Juan. The rooftop patio is a relaxing space to unwind. The A/C is powerful too! If you havent been to Old San Juan before...that last part metters!
Peter (host/mangement) was responsive to communications. Getting in is fairly easy once you realize there is an "employees only" sign you have to walk past. The bottom floor is a restaurant and bar you enter through. It is a great way to get a drink after dinner to enjoy on the rooftop.
You should expect some of the quirks of a building that is hundreds of years old, all part of the charm and authenticity of Old San Juan. You feel very connected to the town. Its an experience you cannot get from a hotel stay, but at the same time it felt safe and secure.
It would be an excellent place to rent for a few nights before or after a cruise. I would absolutely live to stay here again, and I would recommend it to friends and family.

Fantastic location - excellent apartment
Fantastic week for mother / daughter getaway. We loved the location right on Calle San Francisco. Rooftop balcony was a great end to each evening. Must try Singular (restaurant across the street). Apartment was clean, safe, and lovely. Property managers checked multiple times to make sure we were all set.

Fabulous location in Old San Juan
I had an opportunity to stay at this property with my daughter on a mother/daughter trip in March 2022. We loved the property. It was in a great location in Old San Juan. We enjoyed our stay in old San Juan and loved that we were in the heart of things. We could wander all day, then come back to the apartment and relax and sit up on the roof and have a cocktail and reminisce about our day.
I want to mention also that the property manager went above and beyond for us. At the last minute there were flight snafus due to weather and so we arrived almost a day early, Instead of checking in at 3:00p they kindly allowed us to check in at 3am. We appreciated it so much.
My daughter and I would highly recommend this apartment! We loved Puerto Rico and will definitely be coming back and would be happy to stay in this same apartment again!

Nice terrasse right downtown, but noisy
The apartment is perfectly located to explore Old San Juan. Facilities are a little run down, and cleanliness isn’t prefect, but sheet and towels were clean and bed was super comfortable. Beach towels included and much appreciated. Nice coffee stand nearby. Parking for $3 per day at a 10 minute-walk away. As you would expect in Old San Juan, apartment is noisy at night; bring earplugs. Property manager was very responsive and helpful.

Great location
We really loved the apartment which included separated living spaces over multiple floors. The living room and kitchenette we're perfect for hanging out and eating after long days exploring old San Juan. The bedroom was nice and cool and a great retreat from the outside noises. The rooftop hangout space was a wonderful place to watch the stars. Location was an easy walk to all landmarks and nightlife. Unit was clean and safe. Would recommend it to anyone!

Awesome location and perfect rooftop patio
Our stay was nothing short of amazing! The owners were great. We emailed inquiring about parking and received a response back within minutes. I wouldn’t recommend this property to older travelers due to the spiral staircases may be a bit difficult to get up and down on a regular basis. (This is the only way to get from area to area within the property.) The property is in the heart of Old San Juan near plenty of bars and restaurants. If you enjoy being in the hustle and bustle of things then this is the perfect place for you. I will definitely book again the next time that I’m in San Juan.

Perfect location to enjoy the festivities
We rented this unit for the San Sebastian festivities in Old San Juan and the location was perfect. The unit is small but cozy and luckily the noise of the street was not heard from the bedroom.
