These rooms do NOT have AC. They offer a plug-in fan to cool down the room, which is widely inappropriate for a hotel that claims to be 4-stars. Don’t be fooled by the beautiful lobby pictures either, because the rooms are below average. In fact other guests can access your room from the shared balconies.

This place has no air conditioning and major HVAC problems. It was downright humid in the hallway and our room to the point where you could see streaks where the walls had been wet. The bathroom ceiling was covered in mold and there was no fan to help dry it out. Opening the window to cool the room would have been fine except that it lets the rabid sand flies in. The staff was nice and the room was otherwise clean but the only thing worthwhile was the convenient location.

It is a beautiful hotel , wonderful location in front of the lake, the view from the top floor from the bar & restaurant was amazing, great rooms, good service and the food was delicious . However, the only downside for us was the location of our room , we had a good view to the lake , but the access to the room was through the stairs , all the other upper floors had access through the elevator , except for the one on the first floors, so I won’t recommend this floor , is not convenient if you have luggage to carry. I didn’t know , otherwise I would have requested a different room when I made the reservation and unfortunately we were not able to move or upgrade since they said they were full. Other than that, it is great place to stay .

Needs some TLC, amazing location
I've had great experiences with Rydges properties in NZ and I was a bit disappointed by the Lakeland hotel. The good things: - You definitely cannot beat the location, right across the street from the lake and walking distance from the city center (with FANTASTIC restaurants and shops). - The views from our room were spectacular! We could see the mountains and there was a lovely lavender garden in the balcony, smelled so good and it was nice to see the bumblebees. - Breakfast buffet is superb, all the food was delicious, worth every penny. The not-so-good things: - Although it wasn't an issue for me at all, please keep in mind there is no air conditioning in the hotel rooms. They do provide a fan and you can open the windows, but if you are someone used to AC (hello, fellow Americans) you might not be too comfortable. Again, not an issue for me, but might be for others. - The room had some dust and debris lying around. Nothing too crazy, but noticeable. -The shower door isn't very good at keeping the water inside the tub/shower so be prepared to have wet floors after showering. There is NO ventilation in the bathroom which causes everything to steam up. Even the windows in the sitting area in our room were fogged up due to the lack of bathroom ventilation. -Our room had a pull-out sofa bed but the mattress is very very thin, so we ended up putting it back as a sofa and sleeping like that, much more comfortable. Not sure I'll stay here again.
