Welcome to Phoenix 1088, a spacious and beautifully decorated 3-bedroom, 2-bathroom Gulf-front condo located in Orange Beach, Alabama. With breathtaking views from a private balcony, a fully loaded amenity package, and sleeping space for 7 guests, this coastal getaway delivers the perfect mix of relaxation and recreation for families or small groups.

**PLEASE NOTICE- As a courtesy, we want to inform you of scheduled repairs to 3 areas located on the south side of the building. The focus will be on balcony slab edges. The contractor will mobilize on February 16, weather permitting, to start rigging equipment over the Stack #3 area.
No unit entry will be required. Work will be performed via a swing stage.
There will be periods of loud noise from cement chipping guns and grinders, as the contractor removes damaged concrete and completes the required repairs. The contractor expects this repair to be completed by Friday, February 20.
Please note that following the installation of the swing stage, there will be rigging draped down from the roof with safety lines and an electrical cable hanging on the south side of the building. We expect minimum viewing obstruction to the Gulf. Please be reminded that this type of repair is weather dependent.

BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: 2 - The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

The condo was just as pretty in person as the listing, the furniture was comfortable as well as the beds and pillows. The view was fabulous, great sunrise. The splash pad was a hit also. Now for the other part, the floors were not clean at all. After we showered the first afternoon we realized all of our feet were black from the floor, most of us wore socks the rest of the trip. Lots of little things we noticed. Overall, good location, fabulous view and comfy furnishings

Good and Not So Good

We recently stayed here for a baseball tournament and had a mix of good and not-so-great experiences.The positives:The room was very clean and decorated beautifully. The location was fantastic—close to all the tournament venues, which made things super convenient. The beds and mattresses were incredibly comfortable, and we all slept great. The gym was very nice, and we loved having the coffee shop right on the 2nd floor. When we needed some replacement bedding, it was brought up quickly with no hassle. Also, the gate guards were always friendly and welcoming, which we appreciated.The negatives:The bathrooms were extremely small, which made getting ready a bit tight. The freezer kept frosting over, and there were no closet doors, which made it hard to keep things tidy with our luggage. We also found a bra left in the laundry area, which was not great. We called the office three times to try to get the TV fixed, but no one ever came. When we arrived just four minutes early, the cleaning lady was very rude and warned us we could be fined—which didn’t make for a very welcoming start. Additionally, the front desk lady on the first day was quite rude (though everyone else we interacted with after that was very kind).Overall, the place has potential and a lot of things going for it, but the customer service and a few maintenance issues kept it from being a five-star stay.
