Our villa is detached and located on 600 square meter property which gives you privacy and safety .

We have invested again this year to make your stay even more enjoyable.


We rent a villa / cottage for 10 persons only 20m. from sandy beaches in Duce.
Sandy beach and shallow sloping water is ideal for families with children.

The house offers with its garden and pool an oasis of peace and relaxation for family or a group of friends who want to spend nice days together.
Duce is a series of small settlements in Poljica, the area between the Adriatic Sea and the Mountains of Mosor. Beautiful sandy beaches stretching six kilometers from Dugi Rat to Omis make Duce a perfect tourist destination for families with small children.

Our house is on the sea side of Duce on a plot of 600m2 .. The house is 300m2 large.
On the ground floor there is a kitchen with dining room and living room, whirlpool, sauna, .Fitness..Waschmaschine; Billiard pool
On the 1st floor we have 3 rooms with bath, balcony with sea view.
On the second floor are also 2 rooms with bathroom and sea view .

You can go directly from the living room or out of the kitchen to the garden or to the pool. Heated Pool before / after season.
We also have a stone barbecue outdoor.
Parking space for five cars.
On one side from the living room to the pool or from the living room to the sauna- or in a minute to the sea.

Luxury on the Dalmatian Coat
We are two couples who stayed 10 days in this lovely spacious home right on the Dalmatian coast and minutes from the charming town of Omis. We were so pleased with the location, perfect for day trips to Krka, Dubrovnik, Split, Trogir; but away from crowds and traffic. The feel of the villa is casual but with the perfect touch of luxury. The pictures are accurate, but in person it it so much more! Flowers blooming in the garden, lovely pool side appointments, a beautiful patio area for dining and lounging. A stroll out the back gate takes you to a small pier area with boat rental to cruise the islands (which our host arranged for us) and a long stretch of sandy beach with benches for enjoying the view of the sea. A short walk down the shore takes you to a perfect beach bar with lounges, hammocks, tables, swimming and food or drink delivered right to your spot on the sand. Nives the host is charming and very attentive to any questions or needs we had. All in all a perfect holiday accommodation!

What a fantastic villa.
We stayed at the villa for 1 week. It was fantastic. Spotlessly clean, well equipped and right on the beach. It had everything we needed and more. We had a lovely holiday. The owners are so friendly. it is in a perfect spot for visiting Split, Makarska, the waterfalls and the skywalk. We stayed April and it was very quiet. We would highly recommend this villa. The beach is crystal clear and you can walk along the prom.

The villa was absolutely spotless when we arrived. Nives was waiting for us and the check in process was very easy and smooth! The facilities are outstanding and it is the perfect location between omis (5 minutes) and split (25 minutes by car). Very easy access to the beach, just through the back gate! We will be returning in the future 😊

Wonderful place right by the sea
This was our third try getting to Croatia because of Covid and with our anticipation, the property and holiday had a lot to live up to. I’m really happy to say it didn’t disappoint! Nives was a great host with helpful communications beforehand and when we were there and provisions provided for us when we arrived later than expected was very lovely and she was happy to arrange transfers for us. The house is just fabulous and so well situated, literally walk down the drive and you’re by the amazing Adriatic sea next to a small pretty harbour and the sandy beach (a rarity in Croatia). The area was rather quiet when we stayed at Easter, but it was amazing wandering along the beaches with nearly no one on them. There were enough restaurants open locally though, we would recommend Skooku beach bar for great pizzas and Konobo Brasserie for authentic Croatian. The garden areas were a delight and the pool smallish but big enough for fun and games. For us, two families with four teenagers between us the house was perfect with the pool table great for the evenings. There are adventure sports to do in Omis, zipline and white-water rafting but wasn’t the best time of year to do this. Omis is a pretty little town though and we did a lovely river ride up the Cetina river with a cute restaurant right by the river as a stop off before coming back. There are bus stops almost right outside so getting to Split or Omis by bus is do-able and reasonably cheap. I’d definitely recommend day trips to Split and Trogir. Just a couple of points to note. The kitchen is quite small, more than one in there at a time is a squeeze but we managed to rustle up meals for 8. Also, there are bedrooms on two floors above ground level so you need to be comfortable with steps, which we were. The jacuzzi didn’t really get hot enough for us, it certainly wasn’t a ‘hot tub’, but the sauna was fab. All in all, I would totally recommend this lovely property for both its facilities and position and really hope to get back there in the summer season sometime in the future. Autumn Break
We (6 Norwegians) arrived at the house very exited to see what we had rented. And we were not disapointed😄 Being met by Nives check in went like a dream - enjoying bothe the weather and cold beverages. The house is truly fabolous - missing absolutly nothing and exactly as in the advert. With the good weather we could enjoy an every day morning swim followed by breakfast in the Lovely garden. Duce AS location is perfect for sightseeing both to Split and Trogir AS well to Markarska an Brac. All in all a perfect holiday!! Big thanks to Nives and the owner for a beautiful house and setting!!😄😄😄

Superb villa, exceeded our high expectations.
Large spacious villa. We were a party of 9 which included late 70s + teenagers & a child of 10. The villa kept us all happy & entertained. The rooms are all well furnished, well equipped & spacious. The Sauna, hot tub & pool room were great if you wanted to get out of the sun, or use in the evenings. Inside or outside dining with a large BBQ grill in the garden. Loads of fruit trees, we were picking limes for our drinks, & apples off the tree. The beach was literally 30 seconds walk with a beach bar, & boat hire on a little jetty. Omis was 10 mins drive, or we walked it in about 45 mins. If you are driving in then add 5 mins travel time in the day & 10 mins at night for traffic. The large Supermarket Studenac has everything you could wish for. Nives the owner is a lovely person who does everything she can to make your stay enjoyable. We certainly hope to return one day.

Sehr schönes Ferienhaus mit viel Liebe zum Detail ausgestattet! Check In war easy und entspannt! Vermieterin war jederzeit erreichbar. Super Ferienhaus
Sehr schön eingerichtetes Ferienhaus über mehrere Etagen. Es hat an nichts gefehlt. Billard, Sauna und Außenpool waren eine tolle Abwechslung zu unseren Ausflügen. Bushaltestelle direkt vor der Haustür,alle halbe Stunde fährt ein Bus somit war man schnell in Omis oder auch Split, wenn man mal nicht mit den Auto unterwegs sein möchte. Die Vermieter sind sehr nett und standen bei Fragen jederzeit zur Verfügung. Auf jeden Fall sehr zu empfehlen 👍.

Gepflegtes Großzügiges Haus
Ein sehr geschmackvoll eingerichtetes Haus mit sehr netten und bemühten Gastgebern. Den Strand und Hafen kann man schnell erreichen ohne eine Straße zu überqueren. Alles im Haus ist sehr gepflegt und sauber. Die Gastgeber sind sehr gut zu erreichen und bemüht das man sich als Gast wohl fühlt! Ein kleines Manko ist die Straße nah am Haus, die Autos fahren hier ziemlich schnell und es ist etwas laut. Wenn die Fenster geschlossen sind hört man davon aber nichts mehr. Das Grundstück ist eingezäunt, so das für Kinder keine Gefahr besteht. Wir kommen gerne nochmal wieder. Vielen Dank
