Location Awesome, but worn...

We stay in Newport Beach Everyyear with our kids and this year we sprung to be directly on the beach. The location was great and watching surfers and dolphins every morning from the balcony was amazing and direct access to the beach was wonderful. We also got to do a lot of people watching as we were at the end of the boardwalk. The overall layout was fine, but what was definitely noticeable was the worn trim and need for paint. It would have been great to have a turf rug outside of the unit on the patio as well to get the sand off before coming in. So to sum it up, location was amazing and hopefully the new property management puts a little work into the place.

If I wouldn’t have sent an email Saturday asking for checkin instructions I wouldn’t have had a clue what to do… and when you arrive after a day of traveling you have to strip all the beds and make them yourself which isn’t easy when there are bunk beds… the couch and futon you can’t sit on because it’s so smelly and dirty… not to mention all the broken and rusted patio furniture… it’s a shame because the location is awesome.. we will not be back…

We had a few ants in kitchen so make sure you keep all food sealed and stored. It woul have been nice to have had a instruction printout on how to use the electronics TV, stereo, DVD player but we figured it out halfway through our stay. Other than that it was perfect!! There needed to be some bathroom trash cans FYI

Even better would be updating furniture, paint, screen doors. The same comments I see other guests have made which have been ignored by the owner. I would not return or recommend this property unless upgrades were done.

I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: House was in a great location. However the beds are not made when you arrive. They simply throw the sheets and towels wrapped up in plastic on the bed. We were only supplied with one roll of toilet paper for the entire house. The cleaning was subpar at best. Lots of bits of trash and generally just not that clean. However it is a beach house so it is not going to be perfect. Like I said, the location was great. But the house could use some serious TLC.

THE WORST 6 NIGHTS SLEEP OF OUR LIVES. THAT MATTRESS NEEDS TO BE REPLACED DESPERATELY, AS IT IS WAAAAAAY TOO SOFT. OUR BACKS ARE STILL KILLING US. WHEN WE ARRIVED THERE WAS A GIANT BAG OF DIRTY & SOILED LINENS AND TOWELS LEFT IN THE FRONT ENTRY WAY WHICH WE HAD TO DEAL WITH - GROSS. AND YOU NEED TO KNOW THAT I WALKED OUT TO THE CARPORT ONE MORNING AND THERE WAS A HOMELESS MAN SITTING COMFORTABLY IN THE COVERED PORT ENJOYING A CIGARETTE AND A BEER WHILST CHARGING HIS IPHONE IN YOUR ELECTRICAL SOCKET AND DOING A LOAD OF LAUNDRY IN YOUR WASHING MACHINE WITH YOUR DETERGENT! SCARED THE BEJEEZUS OUT OF ME! I MADE HIM LEAVE AND TOOK ALL OF HIS NASTY CLOTHES OUT OF THE WASHING MACHINE THEN WENT AND GOT MY HUSBAND, BUT OF COURSE HE WAS LONG GONE BY THEN. NOT COOL.

Little House On The Beach

You can’t ask for a better spot, perfect view of the ocean and sunsets. Loved watching the surfers in the morning. The boardwalk ends right at the house, so the beach wasn’t that crowded. The downstairs patio furniture needs replaced, one of the cushions is torn and a couple of backs of the wicker chairs were broken. The grill had a foul smell to it, so we did not use it. The downstairs bathroom did have a roomy and updated shower, water ran well and never ran out of hot water. However, the door connecting to the smaller room doesn’t latch. Both BRs are downstairs, the master BR has a king size bed, a couch, and TV. Although there is no closet, there is a bureau to hang clothes in and another cabinet with plenty of shelves to place items on. The 2nd BR is much smaller and has no windows. It does have a closet, bureau, and 2 sets of bunk beds. No tv. Both BRs share the bathroom. There are no ceiling fans, however there are fans available to use (we never needed them). The sheets and towels are provided by a 3rd party. We were provided with 1 set of towels, wash clothes, and hand towel per person for the entire week. I had known about this from reading previous reviews, so was prepared with bringing some extras from home. There is also a washer, dryer on the premises, but didn’t use it. The kitchen, living room, and a 1/2 bathroom are located upstairs. There is also a balcony upstairs that looks out to the ocean. The upstairs bathroom is okay. There were 2 rolls if TP stocked for each bathroom. There was a small travel-size bar of soap for each bathroom, but not nearly enough to wash hands and shower with. We had anticipated this and brought our own hand/bath soap along with shampoo, conditioner, and lotion as this isn’t supplied. The kitchen had plates, bowls, glassware, pans, utensils, and the stove worked well. The refrigerator looked a bit banged up, but was clean inside and kept our food chilled. The sink is fairly large, was glad we checked the garbage disposal out before we tried to use it as it didn’t work. There is no storage bags or containers, and very little aluminum foil / plastic wrap. There was plenty of dish detergent, and kitchen trash bags under the sink In regards to price, I think the location and views are worth it, but the house… not so much, it needs some repairs / updating. Lastly, I think Burr White should give guest more than just 4-5pm to check in

Perfect Beach Cottage

This is the perfect getaway spot- Right on the beach. Love the vintage house- so pretty and fun- big giant sliders open on the balcony- lots of air and light upstairs. Good parking, beautiful view, quiet area (end of the boardwalk), good access to restaurants and markets and rentals. Love Newport Beach. Advice- bring your own linens and bedding, if possible- more comfortable. I would rather rent than own vacation homes, and this is a great one for a couple alone or with one or two kids.

Great location

The property was perfect!! Right on the beach with great views. I would definitely have our family stay here again. House is not perfect but had everything you need. Great communication by Burr White reality. Cant go wrong with this place. I would advise future guest to bring beach seats and a canopy as you will most likely be on the beach a lot and maybe bring a small tub to fill with water and place at the patio entrance from the beach to wash the sand off your feet before stepping into the property. It will definitely help with keeping sand out of the house. Just a suggestion. Thanks again for the stay at this house...until next time!

The property is a bit worn, but there were improvements since our last stay (new drapes, upholstery had been cleaned, new coffe maker, additional patio furniture).
