This large modern Mudgee property has everything you need!

A sizeable four bedroom single storey house with good walking distance (approximately 10 minutes) access to local amenities including supermarkets, restaurants, cafes, pubs and shops.

There is a spacious lounge with an 4K UHD TV, various streaming services, comfortable sofas PlayStation 5 with a selection of games and local information guides and magazines.

Kitchen facilities include everything you need and more, with all your home basics covered from appliances (rice cooker, coffee pod machine) to cooking items (oils, spices) etc

The spacious dining / social room has an eight seater dining table, 3 sofas and a wide view of the swimming pool, so you can be part of the splash without getting the splash!

There is a fully equipped utility room with an iron, ironing board, washing machine, washing pods/ powder, tumble dryer and stick vacuum.

3 of the bedrooms have king beds with bedroom 4 having a queen bed. There are built in wardrobes tall mirrors, tv’s, plenty of space as well as USB & USBC so you can charge all your devices. Each bedroom also comes with individual electric blankets in each bed for all of those who prefer things cozy

The main bedroom, has its own ensuite bathroom, with basic amenities like a hair dryer and toiletries included

The outside entertaining area is fully covered with a large 8 seater table and BBQ facilities - our only ask is please clean the BBQ after use

The pool area is fully fenced in with safety information on the wall by the entrance and pool accessories in the storage seats around the pool

POOL SAFETY - is critical!
Whether you have a pool at home or not, please ensure you never swim alone and always supervise children 100% of the time

This home is set up to host a maximum of 8 adults in comfortable surroundings.

The entire house and external entertaining areas and pool will be yours.

We have self check in and are available locally should you need us.

A quiet residential neighbourhood.

You can walk to the main street easily in 10 minutes, there is plenty of on site parking and additional street parking with no time restrictions.
Taxis are available however booking ahead by at least an hour will mean a significantly reduced wait time.
Maximum occupancy for the property is 8 people - please speak to us before arrival if you want to bring more people.

Pets are welcome however we ask that you keep them off the sofas and beds.
We also ask you clean up any of your pets deposits from the property.

Air conditioning units work best (and keep yours and other guests prices down) when they are operated between 18 and 23 degrees.

If anything is damaged please let us know so we can address it.

We are not a hotel or a big group of Airbnb`s - we have two locally owned and operated properties of which this is our main home where we normally live.
