Entrance to the courtyard via the stone archway and garden gate, leading to the front door which opens into the open-plan living area, comprising newly fitted kitchen, dining table with 4 chairs plus sofa and two chairs. The hallway leads to the ground floor double bedroom and the shower room, with toilet and hand basin is also off the hall.
At the top of the stairs is a comfortable seating area, with large L-shaped sofa and TV mounted on the wall. The upstairs bedroom also has a king-sized bed, and there is an en-suite bathroom, comprising bath with shower over, toilet and hand basin.
The Old Kitchen is strictly non-smoking.
The property will be ready from 4 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.
Indoor Description The Old Kitchen has a compact kitchen area with all new facilities. There is an electric hob and oven, fridge (with small freezer compartment), kettle, Nespresso coffee machine and toaster as well as crockery, cutlery and glasses. There is a smart TV in the 'Snug' on the first floor and wireless broadband is available throughout the property. A hair dryer is provided for your convenience.
Electricity and heating costs are included in the price of your accommodation. The Old Kitchen has central heating which will be can be adjusted to suit your preferences.
Both double bedrooms have king-sized beds and TVs mounted on the wall. Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you away from the property. There are Bramley Toiletries in the bathrooms for use during your stay.
A cake is provided for your enjoyment on your arrival plus a loaf of homemade bread, a jar of homemade jam, some local butter, eggs and milk are also included for you as well as tea, coffee and sugar. A starter pack of “Ecover” cleaning products will be provided to get you going, and one to two toilet rolls will be provided per toilet.
A travel cot and high chair can be provided upon request and for a £15 supplement. Please select this option at the time of booking in order to ensure they will be available for your stay.
Outdoor Description A private patio is located at the front of the property, with a table and chairs.
There is another holiday cottage next door (called Cascade Cottage), which sleeps 6 guests, the outside areas are totally separate and each have their own private entrances.
The centre of Exford is a 10-minute walk. Here you will find two pubs that serve lunch and evening meals, and a tea shop. There is also a village shop that sells various essentials. Waitrose, Sainsbury's and Tesco also deliver in this area, so you can take away the worry of bringing all your food with you.
Parking There is off-road parking in close proximity to the cottage for two cars. A charging point for electric cars available - charged per Kw/h.

Restricted mobility There is a ground floor bedroom and shower room with toilet. The parking area is gravel. There is one step in the outside patio area (to access the front door). Plus two external steps up to the front door, and two further steps inside the door to get to the ground level. Therefore this property may or may not be suitable for someone with restricted mobility.

Christmas / New Year A real decorated Christmas tree (sourced from our local area) will be provided and other festive decorations in the living area.

Exford has long been a popular base for walkers, riders, and anglers, and it remains one of the finest starting points for exploring Exmoor's open moorland, wooded valleys, and dramatic coastline.

The nearest mini-supermarket and petrol station is in Wheddon Cross, approximately 5 miles away. Dulverton, around 8 miles south, is a handsome small town on the southern edge of the National Park with a good range of independent shops, a butcher, a chemist, and the Exmoor National Park Visitor Centre.
For larger supermarkets, Minehead is approximately 12 miles away and has Tesco, Morrisons, and Lidl, as well as most high street banks and other shops. Taunton, Tiverton, and Barnstaple are all within about 25 miles and offer full town-centre shopping.
