No reception to greet you so read your email/text!

This was the most unique experience of booking a hotel that I’ve ever had. For one thing, there isn’t a reception. If it weren’t for a nice couple who was also staying there my partner and I wouldn’t have known how to get into the hotel! However once we did, we were spell-bound. Our room was on the top floor with no elevator and very narrow stairs however once we navigated that we were in heaven. We had a very large beautifully clean room that was simply delightful to stay in. Since this property is a protected historical site, the furniture all around was age appropriate for the time with up to date linen and mattresses. My partner even played the piano for a delightful serenade. It was such a joyful stay I wish we had booked a couple more nights.

Terrific facility but some inconveniences

This is a beautiful historic building with truly exceptional grounds, operated as a self check-in and self-serviced facility which seems to contradict the premise of the "Hotels.com" title and calling it a "hotel" There was someone at the facility when we arrived, but that was the last we saw of her. Not a major issue as the check-in instructions were very comprehensive but several key inconveniences did lower our feelings about and rating for this "hotel": The Website noted the hotel provides free bottled water but there was none. There is NO breakfast service so we requested advice for a good place and were told to look it up online. There were NO facial tissues in the bedroom or bathroom - just an empty tissue container. There was only ONE small mirror in the bathroom and nowhere else. Great to have a small in-room fridge and freezer but it should have contained a couple of bottles of water. We had a pleasant stay, and appreciated the large porch and comfortable rocking chairs after a full day of touring. But after so many Hotels.com stays these past years, we have grown accustomed to a certain level of amenities and the lack thereof was very noticeable.

Very poor service.

The house is beautiful. However, we found the mattress on the bed very bad, sink-holes on both sides. Our first night stay was enormously uncomfortable. When we told the manager and asked for a remedy we were told we didn't let her know "early enough" and she would not refund our money for second night even though we left. We couldn't stay another night on that bed and she said she couldn't help us. No one was on-site and we found it difficult to find a phone number to register our complaint. You're definitely on your own here. Good luck!

Though no staff on site, they were extremely responsive via email. Property is about 30 minute walk or quick bus ride into downtown Newport (I didn’t have a car) - the weather was perfect so I didn’t mind!

Amazing Stay!

Perfect couples stay! These mini suites are very clean, large private bathroom, mini fridge, coffee machine, and plenty of storage space. There’s a shared beautifully renovated kitchen if you want to cook. We would stay again 100%! 5 minute walk to a delicious coffee spot called SMK. Highly recommend! Also if you’re a pillow person, bring your own pillows.

The location is convenient. House is unique and has a lot of potential, but there is a lack of maintenance and cleanliness is so and so. We had a clogged sink and used towels around. Bed sheet felt old and dusty. There is a common kitchen, which is great and clean. Also, we noticed cameras in hallways and common areas were covered with socks. We asked a worker, she said it is by law. However, there is no law in RI that prohibits cameras in common spaces. It is a self check-in facility, so there is no staff on side. Anyone with the code can enter the building, it raises safety concerns.
