Looks good on photo, but reality is different.

On photos the guest house looks good. But in real life it a very small room (about 2.5*3.5 sq.m) including bathroom. One more thing: it's situated on the basement floor, so don't expect any beautiful views from your window. Also, the service is a bit poor. I'm actually ok with the fact, that they hadn't seen our payment and charged me more, than they should. An I can even cope with the fact that they wanted us to check-out 1 day earlier (because they couldn't find our payment again). But I totally disagree & disappointed with fact that the hotel management is not enough polite with their guests and don't want to dig into the case. Like they just don't care that you have confirmed booking with payment confirmation. And they don't want to do anything for solving the issue. So I had to investigate and settle things by myself.

Much more shabby than pictures

Very basic room with a very tired Mattress with springs. As lovely as the lady who helps you check-in is the accommodation is basic at best. The walls are paper thin so you can hear your neighbours. The Showerhead support was broken in my room so had to hold the showerhead. Nice location but just very tired and uncomfortable plaae to stay. I've stayed all over Kyiv over many years and this was shabby.

Beside the creepiness of the building, I can’t believe there was a (vintage) tv in the room but NOTHING to hang or store the clothes. Oh yes, 5 hooks under a single shelf at 2m high from the floor and one hanger. No shelf in the bathroom. No shutters. I could have counted every spring in the thin mattress. Clearance around the bed: 8’’ (20cm) and no room service for the 3 days spent there. I had booked for 9 days but I had to leave sooner for a serious matter. I didn’t get any refund for the 6 remaining days. The owner said the “agency” declined any refund. This was my very LAST experience with Expedia.

Do not recommend

Unless you are russian or ukrainian and know your way around, I would not recommend this place. I know that some apartments are administered from other addresses and sent a message before arriving asking for details. No reply of course. So I went to the address. There is supposed to be a "24h front desk", but I was just met by a door. No signs and nothing. Lucky someone just came out so I entered. There was some signs to some hotel service on the first floor so I ringed the door, but they just pointed me to go downstairs. As if I had rang the door to a private apartment. Downstairs was just a hall with unmarked doors. Suddenly a lady came out of one of the doors, which was a dormitory (and presumable doubled as front desk) and after she made a couple phone calls, they found my reservation and gave me the key to a room there. There was no sign whatsoever. Until they improve signage, I do not recommend anyone new in Kiev to come here. It will be hard to find. Once I had the room, it was OK, good location and decent enough. The only problem was lack of communication and directions.
