The home itself is designed for space, comfort and connection with nature. Across two generous levels, it features five bedrooms, multiple living zones, and thoughtful details throughout — ideal for families or groups looking for a stylish escape with room to breathe.
A dramatic entrance sets the tone, opening to a sun-drenched layout that makes the most of its natural surroundings. The master suite includes bay views, a luxe ensuite with underfloor heating, and electric blinds. Additional bedrooms comfortably sleep up to eight guests, including bunk options for kids.
The open-plan kitchen, dining, and living areas are made for entertaining — with high-end appliances, a walk-in butler’s pantry, and striking A-frame windows that invite the outside in. A separate media room with a built-in projector is perfect for movie nights or downtime.

With nearby cafes, wineries, and scenic drives through the Coal Valley, it’s a peaceful base to explore Southern Tasmania.
Getting Around: Getting around Roches Beach is easiest by car, with plenty of parking at the property and along the beach. The area is quiet and walkable, perfect for morning strolls or bike rides along the coast. While there’s no public transport in the immediate area, key spots like Hobart Airport, Seven Mile Beach, and local cafes and wineries are all within a short drive. A car is recommended for exploring nearby attractions and making the most of your stay.
Other Things to Note: The pool, sauna and hot tub are currently not available and therefore not for guest use at this time. The caravan is also not for guest use.

Grandchildren were disappointed that the spa and swimming pool were not available. Previous occupants cooking left an odour of cooked lamb throughout the kitchen and dining room. Apart from that, everything was really good including the gardens, bedrooms, sitting rooms, etc. Spectacular views!
