The Space:
An original weatherboard cottage set amongst established private gardens forms the foundation of this bright and breezy single level residence that has been tastefully modernised within keeping of its beach house origins.
Graced with timber-panelled walls and ceilings that soar above the timber flooring, it is focused around an extensive living and dining space warmed by a cosy slow-combustion wood fireplace with a separate dining area by the kitchen that seats six. The modern open plan kitchen features a stainless steel gas stove and is complemented with a range of modern appliances. Additionally, there's a separate heating unit so you'll be cosy on the cooler days. We can also supply a high chair for your little one if you need it during your visit.
There’s three spacious bedrooms, two have queen beds, the main has built-ins, the third is furnished with a single bed plus a cot, which is perfect for families travelling with small children. All bedrooms have panel heating.
Additional features include an enclosed verandah with a built-in sunbed, elegant bathroom that has been modernised multiple mounted heaters and plenty of off-street parking.
Established landscaped gardens screen the level grounds and there’s a fabulous covered alfresco entertaining area at the rear complete with a barbecue and table with seating for six.

The Neighborhood:
Located near the beach where the Derwent meets the sea, this charming cottage in Kingston Beach is the place to be. Step out the door and its only 70m to grassy parkland by the Browns River where there’s a Rambo-equipped children’s playground and views over the water to Kingston Beach Golf Course and the mountains beyond.
The pristine sands and crystal clear waters of Kingston Beach are just 3 minutes barefoot down the street where there’s a patrolled beach in summer with flags and picturesque views of the sunrise.
The village centre is only a five minute stroll away where seaside fish and chip shops and ice cream parlours tempt the day trippers and fabulous meals with water views can be devoured at the popular Robbie Brown’s or Salty Dog Pub that also offer alfresco dining and live entertainment.
Discover your inner child on the set of swings on the park overlooking the beach or head to the north end of the beach for a trek along the scenic Alum Cliff Tracks. Kingston Beach Handmade Markets is on every second Sunday of each month displaying the wares of local artists, designers, craftspeople, growers and gourmet producers to the backing of live music.
Kingston Town Shopping Centre and Chanel Court is only a 15 minute walk away with all the major shops, supermarket and a great range of eat-in and takeaway restaurants
Kingston Beach Golf Course is only short drive, a picturesque links style course that lays claim to being the southernmost championship golf course in Australia.
Jump in the car and it’s less than 15 minutes along the freeway to Hobart’s CBD where parking’s easy, cheap and a short stroll to everything from historical landmarks, Salamanca Markets and cosmopolitan eateries to picturesque parkland, Constitution Dock and the ferry to MONA. The ferry to Bruny Island leaves from Kettering which is only around 20 minutes down the coast and the wineries at Huon Valley make for a great day trip, just 25 minutes away.

Getting Around:
To fully enjoy the area and southern Tasmania we recommend you have a vehicle. Its' an easy walk to the cafe and Kingston Beach
