Location was great. Bed was decent. Floor was a little dirty and chairs were stained. Antique mirror in bathroom was useless. There was no hand soap in the room, so to wash your hands, you had to use shower gel or shampoo.

Location was great. This is not the entire apartment as stated on the booking. When we arrived I questioned and it was explained this is a B&B. But there is no breakfast or any provisions like a b&b. The rental is just a room with bathroom which was ok. The kitchen is shared down the hall and the fridge was off and had old spoiled items in it. There was an espresso machine with all the compliments. But the kitchen was not the cleanest The place was safe and convenient and so we opted to not change our stay as we only slept there. Beautiful place!! Initially I thought I had booked a hotel and turns out it's a private room with bathroom, an exquisite suite! Gorgeous, spacious, beautiful and in the perfect location! We chose this property for its proximity to P. Mentana. We’re in our 70’s. The good: working elevator, good locks on doors, access to restaurants. Could be better, not all on the owner: 1. The sink trap leaked a bit on the floor, the owner got a plumber right away. 2. The Expedia property website stated that it had laundry, but the owner said that the washer/dryer were in the other building and accessible for a payment of 10 euro. We had assumed it was free to use, in our building. 3. The Expedia website also mentioned kitchen facilities, which we found was a shared kitchen with 3 other rooms. We just used the coffee maker. 4. We took a taxi from SMN to the property, cost about 13euro. When trying to return to SMN, we called Taxi4242 but couldn’t get through, downloaded their app, couldn’t make it work, walked to P. Santa Croce but no taxi would stop, so we walked all the way to SMN with 4 bags. 5. The power went out about 1:30am, we worried we’d have to walk down 4 flights (it came back on in 30 min). Next time we’d probably stay in a property with a 24/7 front desk. 6. The Expedia website states that the city room tax is 4.50euro per person per day, but learned that the city recently increased it to 7 euro per person per day. 7. Prior to arriving the owner stated that she was available until 6pm to check us in, and we’d have to pay additional euros if we were late. This is on the Expedia website, perhaps put it in the main property section.

Great location

Our only problem was that we had to telephone a couple of times before someone answered to let us in. Other than that, we enjoyed our stay. The room was quite large, the bathroom was clean and the Corte even had a lift. It was in a very good location. We were walking distance to all Florence’s major attractions.

Good location!

The rooms are incredibly quite so you can enjoy watching the people on the street then close your window and not hear them. No breakfast, but they have coffee and tea and start you off with a couple of waters and a beer. The air works great. It’s in a convenient location with plenty of coffee shops and restaurants near by. If it’s important to you there are no English channels on the T.V. Would definitely recommend this hotel.

Location!! We booked this apartment for the location and it was excellent!! Very centrally located and minutes walk to everywhere!! Really great customer service!!! They sat down with us and the map, showed us everywhere to go, where to eat, lots of considerate advice. Let us check in early and stored our bags before we left. I would stay here again. Great value

Center of the center of Florence. Could not imagine a more convenient spot. Steps to Uffizi and main square. Easy walk to everything else. Best sandwich shops and small resto bars just outside door. Try them;! You will not be disappointed. It is so cheap to eat well here. Suite is quite large with good AC. Ours had two rooms plus bathroom. Second room had day bed and a large claw foot tub with hand spray and sink. Bath had small shower, second sink, bidet and toilet. Main bed was king size, comfortable and good bedding. Rooms are made up everyday. Coffee maker in room plus pod machine in common room. Saw other rooms one day and they are also quite large but without second bed. We faced inward,; other rooms outward. There is streer activity (remember those great resto bars) but noise dies down by midnight and windows likely keep it quiet. All in all a great property for price.

The owners are wonderful delightful people extremely helpful. Location is perfect to everything approx 10 minute walk to all main attractions, restaurants, shops. Rooms are awesome we were on 3rd floor n there was a separate area on floor with coffee n larger refrigerator with freezer n kitchen area with tables if u want to eat breakfast or sit with friends n talk. Definitely stay at this location.

Our favorite hotel in Italy

The Residenza was a sensational place to stay - the nicest of our entire trip to Italy. It was like living in a beautiful old mansion in the middle of historic Florence. We had a whole suite to ourselves. Quiet and comfortable, and beautifully decorated. Only minutes from the Uffizi and Santa Croce. The hosts gave us useful advice on where to eat. If you'd rather eat in, there are food shops on the same street with salads, sausages, cheese and bread - and there is a dining lounge in the hotel. We had a car and the hotel has an arrangement with a car-park a few blocks away. If we ever return to Florence, we'll stay here again.

A little gem in the centre of florence

It was a little gem. Beautifully decorated , clean and comfortable. We arrived late after our plane was delayed and Duccio , the owner met us at the property and gave us a map and spent time explaining the best way to get around the city and the easiest ways to the main attractions. This was very helpful and made us feel very welcome. We had a lovely few days and cant wait to go back.
