Boat Launch: There is a boat launch on the property. Nothing larger than a pontoon boat due to local bridge heights.
Bugs: The property is sprayed for mosquitoes, though they are still prevalent during the summer months.

Dock: There are two docks located at the property! One dock is 16' x 4', and the other dock is 80' x 8'.
Drinking Water: Well water is used at this property, however, there is a filtration system throughout the whole house.
Drugs/Smoking/Fireworks: Freshwater does not permit illegal drugs of any kind on the property. Due to the location of the properties, smoking is strongly discouraged around the home and strictly prohibited in the home. Fireworks are prohibited at a Freshwater location for the safety of all persons in and around the property, even if it is legal in that city.
Fireplace: There is a wood fireplace located in the house, and a fire log stove in the Florida Room. Duraflame logs will be provided for your stay. Please do not use any other firewood for the fireplace.
Fire-pit: 6' fire pit and a 3' fire pit (6' by the kayaks and 3' outside of Florida room)
Fishing: The Grand River is home to many fish, such as salmon, largemouth bass, walleye, and Muskie.
Fishing License: A license is required in order to fish in Michigan. You can purchase online.
Fishing Poles: There are 8 fishing poles with an assortment of hooks, weights, and bobbers for guests to use.
Grill: There is a propane grill, a charcoal grill, and a flat top grill for guest use. There is also a charcoal grill located by the kayaks(charcoal and lighter fluid not provide)
Grocery Store: Family Fare is 12 minutes away! (7.2 miles)

Heat: The mini split system in the house is used for heat.
Hunting: Hunting is allowed on the property when in hunting season. Please be mindful of local and state guidelines. Hunting tags are required to legally hunt. Please note: There is no indoor area to clean or process game, and anything hunted will need to remain outside or in a vehicle during your stay.

Linens: Yes, we provide your sheets and linens. Just like a hotel, the beds will be made for you upon arrival. This property features 1200 thread count sheets, purple pillows and mattresses on all beds in the main house and luxury towels. The bunkhouse features standard beds, sheets, and pillows.
Parking: This property features a circle drive and can comfortably fit between 4 to 6 cars. There is a designated 4 prong 220v 30amp available for electric vehicle charging or RV power as well.

Privacy: Sitting on 76 acres of land, this property is very private. There are 33 outdoor cameras, including trail cams.
Snowmobiles: a person (resident and nonresident) that operates a snowmobile in Michigan is required to purchase a snowmobile trail permit. The trail permit enables snowmobilers to ride state-designated trails and thousands more miles of public roads and on public lands (where authorized). It is valid for one year, which begins Oct. 1 and ends Sept. 30 of the following year. State-designated trails are open Dec. 1-March 31 and grooming occurs when there is enough snow on the ground.
Space: 3,248 sq. ft. single story home with bunkhouse about 50 feet from the property. We ask that our guests do not re-arrange the furniture. Quiet hours are from 9pm to 7am.
Seniors: The beds in the main home are all very tall and would be very difficult for the average senior citizen or shorter person to enter. This property has one step up to the main door, and is a one level home.
Special Features: Bunkhouse: Table seating for 9, ping pong table. 58" Living Room TV, and a Kitchenette! Bunkhouse Kitchenette: Microwave, Fridge, Toaster, Coffee Maker, and Hot & Cold Water Jug. Pavilion: 24" x 48" with Solar String Lights Shed: Features lawn games such as cornhole, bocce ball, ladder ball, and a giant checker board! There are also darts and connect four in the shed. It is a great place to get ready for a swim, escape the rain, and charge your phone! Vending Machines: Just added for your convenience if you need a quick snack or drink! (Third Party amenity)

Perfect Weekend Getaway for Two Families
We had an amazing long weekend (Friday to Monday) with two families, a total of 11 people. The property was spacious, allowing everyone to have their own space and privacy, but also had great gathering areas for us to enjoy meals and hang out together. The bunk house with the game room was a huge hit with the kids. They loved having their own area and the four full-size bunk beds were perfect for everyone.Access to the river was fantastic—having multiple kayaks, paddle boats, fishing gear, floaties, and two grills meant we had everything we needed. We barely left the property, as there was so much to do right there.A couple of small cons to mention: there weren’t enough dishes, cups, or silverware in the main house for all 11 of us, so we had to get creative during mealtime. Also, some of the water equipment lost air, and there wasn't an air pump available to refill them. But honestly, these were minor setbacks in what was otherwise a fantastic weekend.The best part? Even though it’s just 1.5 hours from the Detroit area, it felt like we were miles away in the north. We’ve already told several people about this place and will definitely be coming back. Highly recommend!

Fantastic Family or Group Location
This property was beyond fantastic. It was spotless. The bedrooms were great. The whole house and bunkroom were super - lots of space inside and out. It has great ammenities and a beautiful location on the river. It was still chilly so we were not able to use the boats on the river but hopefully someday!
