8 men all enjoyed our stay, the place is awesome, great location, and the on site staff was great including the driver and the cook. The food was actually top notch, we had breakfast and dinner every day at the house and the food was better than the nearby restaurants. Highly reccomend.

It was a great stay at Casa Tia Tita
Overall, the whole family had an amazing stay at Casa Tia Tita. Chico and Caro, the ones who maintain the property, were always very attentive. The house had plenty of room and the set up seems to be perfect. The different tables and areas were perfect for our family to be together in the mornings and the evening gatherings. The restaurant nearby offers more than plenty of variety and does taste great and seafood fresh.
The one down fall, if you’re a morning person, is the restaurants and coffee shops don’t open till 8/9am. So I’d suggest, pack some coffee to enjoy while hearing the waves crash on shore, because it is one beautiful view. Thank you Anna, Chico, and Caro for having us and making us feel welcomed.

excellent place to scape - Anna and John were always available and quick to respond any questions I had prior to my arrival. once at the property Chico and Hilda took care of us during our stay and always attentive checking on us if we needed anything. Being able to work with Hilda to prepared our meals was a plus for us, there was no meal that we were not blown away. For sure we are coming back.

We had a great time at this house, the staff (Hilda and Chico) were very humble and caring. There are a few things I would like to point out because they are important to me. There's no hot water, there's only AC in the rooms, and they will turn if up if you leave the house.
The house gets really hot in the common areas, so the relief of the AC in the rooms is very much needed. Also, there are no ensuites, both bathrooms are in the hallway where there's no AC. One of the bedrooms bed (the coldest bedroom) was very hard. Also, previous reviews mentioned a cook, but we didn't have one. However, Hilda cooked for us a few times during the stay, which was very nice of her.
Overall it was a great stay and the location was beautiful. Would I stay here again? Yes, I would, I just wouldn't bring my mother, who is an elderly person.

Amazing experience!
The experience at this house was amazing, even from before we arrived. Anna communicated with me clearly and timely ahead of time to ensure I understood the options of the stay (airport pickup, groceries, meals by Hilda, massages, etc).
From the moment we arrived at the airport, we were greeted by Chico for transport to the house. Once we arrived, we met Hilda (his wife) and Daniel (his son) who live onsite and are there to ensure your stay is the very best possible. And...they DID NOT disappoint! They were so sweet and accommodating. After a run to the grocery, Hilda cooked every meal during our stay. They also cleaned every day and we had so much fun with 4 year old Daniel. Chico also took meticulous notes of the extras we needed during the week (mostly beer) so we could settle up with him before we left. The pool, the hammocks, the views, the beach, the food - all of it was truly a one of a kind experience. There is also a little local bar a few properties down which was fun to visit. This is a place you go to relax and disconnect (even though the wifi works perfectly)! On the last night, Chico took us to the local papusa lady and they were delicious! This stay was better than many of the "all inclusives" we have stayed at in the past. Hope to come back soon - thank you to Anna, Chico, Hilda, and Daniel!!!

Amazing vacation
We had an amazing time at Casa Tia Tita. The staff is truly phenomenal. Chico and Hilda and their son, Daniel, live on site and are available to help with any and everything. Chico is an excellent resource and guide on recommending and escorting you on excursions to volcanoes and waterfalls.
Erica and Carolina are the best cooks! We enjoyed 3 amazing meals each day, and were honestly disappointed the few times we ate out because the food at the house was so much better.
The location and grounds are fantastic. Morning coffee in the gazebo watching the surfers is the best way to start a day, pool is perfect temperature and clean, lots of space to play frisbee and soccer. The beach right out front is perfect for playing, surfing, and jumping waves. Zonte is a friendly, safe town.
Some people may care that beds are a little hard and there is no hot water, but end of the day showers were still very warm because the sun had heated the water all day. House is clean and well maintained. These things were insignificant to me, as the staff and grounds more than make up for anything else.

Perfect Experience in El Zonte
My family of 6 is just returning from our week vacation at Casa Tia Tita and already planning our next opportunity to return. It was a wonderful experience. The house was beautiful located on a black sand beach. So charming with fabulous outdoor space. The pool is beautiful and refreshing. The gazebo/rancho was perfect for morning coffee or a evening cocktail watching the surfers and swimmers. The rooms are very comfortable, clean, and roomy.
There are no words to say how much we appreciated and how impressed we were by Chico, Hilda and Erika. Chico was our guide and driver for the week and his wife, Hilda, and Erika created an immaculate and pleasant home and prepared all of our meals. The meals were 5 star and on two occasion they served us a seafood appetizer on the beach!! It was out of this world! Chico escorted us to the super market, the volcano hike (grueling but satisfying), the fish market (highly recommend), shopping in El Tunco, and to/from airport. I would highly suggest not renting a car and letting Chico be your driver. It was so much easier and their fees are so reasonable. Chico helped us arrange surf lessons and invited us down the beach to watch a turtle release. How amazing! Our daughters enjoyed befriending Chico and Hilda’s son, Daniel; playing ball and swimming together.
We took our trip to celebrate our middle daughters high school graduation and cannot say thank you enough for the wonderful family memories you helped us to create. Thank you Jon, Ana, Chico, Hilda, Erika , and Daniel! Hope you have Happy Holidays in El Salvador and we will definitely be back very soon!

Based on the description provided online, and other reviews, the property was exactly what we expected.
I want to start by saying that if for no other reason at all, we would come back for Chico! He was amazing and our trip would not have been as good as it was if he were not the caretaker here. He helped us in so many ways and I just can't even describe how much it meant to have him there.
Erika is a wonderful cook. DO NOT PASS up getting the lasagna! It was hands down the best meal we had the entire trip. Her meals are better than most we had in restaurants so don't even waste your money going out.
We really loved everything about this location. It doesn't get better as far as amenities and proximity to the beach. We are the type of people who like to immerse ourselves in the culture of the country we are visiting and this property truly allowed for that. If you are a bougie traveler, looking for American luxury in El Salvador, this is not for you. Yes, someo other reviews talked about the comfort of the furniture and it's true, but it just didn't bother us. We would normally expect more for the price we paid, but you won't get a Chico or an Erika anywhere else at that price. So it all balanced out for us. The pool was amazing, very well kept and clean. We just enjoyed ourselves so much, without even leaving the property. Our teenagers enjoyed the beach and pool and we had a hard time getting our 5 year old out of the pool at all.
The property owners were very communicative, and really made some last minute changes for us that we appreciate so much but truly, there is no need to contact them while there because Chico handles everything. He was our caretaker, our driver, our bodyguard (lol), and a true friend. We had a disastrous situation with our rental car company and he helped us resolve it, which we are so appreciative for.
The people in the area were all nice. There are several spots on the street within walking distance to get a drink or bite to eat and there are vendors at the public access skateboard park most days. We brought toys for the neighborhood children and they were so appreciative and happy.
The ONLY downside to the entire stay is that the street is really tore up. Apparently they have been working on it for some time, but not getting anywhere with whatever they are doing. It was difficult to navigate, especially if 2 cars were coming at the same time because it is small. It was littered, but not terribly.

Sanctuary on an Undiscovered Beach
We had an amazing, relaxing, enjoyable stay with our teens and another couple... this retreat was exactly what we needed as a break from life. Was the stay/property perfect... no, not at all. Frankly, if you want "refined," stay out of not just El Salvador, but Central/South America generally, it’s not for you! If you are flexible, can think on your feet and don't require constant pampering (e.g. you have a sense of adventure), read on!
To be very, the less appealing aspects (which are minor) include some dated but functional furniture; beds are very firm, but none of us minded too much; ran out of water one day, but caretaker brought more a few hours later; rolling black outs are apparently common and after a thunderstorm, no power for 8 hours. Again, expected in Central America and more an opportunity for adventure/connection vs. a drawback.
Immediate area has few restaurants; food was very good, but, lacks variety; one needs to stay flexible and working around a problem… in fact, when we had a hard time finding much to eat off property, the staff went out of their way to bring us out an unplanned meal that turned out to be the BEST tostada’s we’d ever and ate over a beach campfire…. They went above and beyond the entire time.
Re crime, we had zero problems and felt safe the entire time; roadsides generally litter filled, but so it goes, and burning trash happens throughout the region; police and military have a presence in the populated areas; many private establishments have guards. Do NOT drink the water.
The black sand beach is AMAZING; been to Peru/ Costa Rica/ French Poly/ Mexico/ Jamaica/ Hawaii and the beach was as pretty as any of them, but with one very important difference… few people! Some busy days, but not many; almost all locals; lots of surfers and giant waves.
The staff make this place go from great to stellar. Every dissatisfaction is truly meaningless once one accounts for the difference the staff make daily. They work SO hard and are beyond attentive and accommodating. The cook/ food are AMAZING. We constantly reflected on how the place is has the benefits of a resort without the people. They give you a ride anywhere for whatever at the drop of a hat; grocery is 20 minutes away and they help you choose items for the cook to make local specialties. The cook repurposes items that are unused to minimize waste and she is SO creative. Truly a special stay!

John & Carlene hit the beach
A well maintained and comfortable property with easy beach access. The onsite caretakers and their four lovely children took care of all our needs and Morena cooked the best meals we have ever had while on vacation. We always felt safe while strolling on the beach and enjoyed the sunsets and surfers working the waves in front of the property. This was our 3rd rental in El Salvador, and while the first two were great, we enjoyed this stay the most and definitely plan to return.
