Villa Bougainvillea, is a Luxury Villa located within a condominium of luxury villas in Castiadas, a renowned tourist resort on the south-eastern coast of Sardinia. The property, equipped with all comforts and absolute privacy, is spread over two levels.
On the ground floor, there is a small but well-kept living area with white sofas and flat-screen TV, a dining area furnished with table and chairs, a fully equipped kitchen, a double bedroom and a bathroom with shower.
The first floor is dedicated entirely to the sleeping area with 3 bedrooms, one master double bedroom with en-suite bathroom with shower, a second double bedroom and a single/twin bedroom.
All the rooms have a window and/or a small balcony overlooking the property’s private garden and from which it is possible to admire the sea on the horizon.
There is also a second bathroom with shower on the floor.
All rooms are air-conditioned/heated.
The jewel in the Villa’s crown is the garden park in which the property is immersed, rich in vegetation typical of the Mediterranean maquis, and the “costal chic” furnishing, refined and cared for down to the smallest detail, which recalls the colours of the sea on our island.
The Villa, with its own entrance and parking space, has a swimming pool with hydromassage, a solarium equipped with sun loungers, a functional barbecue area, a large portico furnished with an outdoor sitting room and, a charming stone sitting room set in the garden park, the ideal place for aperitifs at sunset.

However, we truly value the opportunity to welcome you in person, as we believe every stay begins with a warm smile and a handshake. For this reason, check-in takes place in person between 4:00pm and 9:00pm.
Knowing your arrival time in advance allows us to organize everything smoothly. Since we manage multiple properties, any delay may cause other Guests to wait. Punctuality is a simple yet meaningful gesture that allows us to offer every Guest a warm and timely welcome.
Please notify our Booking Office of your flight or ferry arrival time at least 72 hours in advance via message or email, so we can schedule an appointment for key handover with a Sardinia Chic team member.
For evening arrivals, a supplement of € 100.00 applies for check-in after 9:00pm . All requests for late check-in must be confirmed by our team.
The Contract
Upon arrival, you will be asked to sign the rental contract, required by law, for short-term tourist stays.
Deposit
The refundable deposit of € 1.500,00 should be paid by credit card at check-in. It is fully refundable at check-out unless damage is caused to the House.
Local Council Tax
The tourist tax, excluded from the total stay, is applied in accordance with municipal regulations where applicable. Please note that Castiadas council is applying a local stay tax, starting from € 1,00 per person per night (children under 10 years old are excluded). The tax concerned, for stays from the 1st of June until the 30th of September, has to be settled directly by the Guest to the properties, has to be settled directly by the Guest to the Property Manager Agency, and must be paid in cash during check-in operations.

LOCATION
Castiadas is a very well-known tourist area, it is a gem set on the edge of Sardinia South-East coast. It extends in a large and rich land regarded as one of the most beautiful in Sardinia with its 13 Km of coastline. Inhabited since pre-nuragic age and visited until the Roman era, today the peculiarity of Castiadas is its dividing in various small villages very high populated during the hottest months of the year. Besides the mild climate, this beautiful area of Sardinia offers a crystal clear sea water, tropical white and fine sandy beaches, natural oasis and a high quality local food farming production. These wonderful features are the reasons why Castiadas is the ideal place where to spend summer holidays or to enjoy a short spring or fall break. The background of this beautiful coast is the mountainous skyline of the “Sette Fratelli” nature reserve, made of canyons, gorges, towers and a valley crossed by rivers. There are also archaeological sites and woods where rare animal species as stags and mouflons live. This prestigious natural park is perfect for relaxing walks surrounded by an astonishing nature. On top of the many natural landmarks there is the “Arco dell’Angelo” from where it is possible to admire the whole Castiadas valley.
Scoglio di Peppino Beach
The nearest beach to Villa Bougainvillea is the “Scoglio di Peppino” beach and it is located about 500mt far, more or less a 4 minutes’ walk. It is one of the most beloved and populated beaches of the Sardinia South-East coast because of its beauty, on calm sea days it looks more like a natural swimming pool than a seafront. The beach takes its name from the magnificent big granite rock located on the right side of the beach. The story goes that the rock was the favourite spot of a fisherman called “Peppino”. This beach is perfect for families with children because of the safe and fine sandy seabed.

Our family recently enjoyed a 9 night stay at this villa and overall we found it very good. The Villa itself is spacious and well apportioned, clean and in excellent condition. The only reason not to mark as excellent is the pool area. The pool requires some repair and improved filtration and the wooden deck area is hazardous in places and should be replaced. Correct these things it is excellent!
