### Welcome to your Brisbane escape Park Avenue Hideaway ###

Bnb Booking is excited to host you and wants to ensure you have a relaxing stay. To create a seamless experience, we’ve outlined some important details and house rules.

### Important Information ###
➖ We have a rental agreement as part of our terms and conditions. Guests must sign the rental agreement.
➖ We also require a copy of your ID (front and back).
➖ We also require a security deposit which will be authorised separately.
➖ No loud noise / no parties or events of any kind. Quiet hours start from 9 pm otherwise eviction could occur.
➖ No more than 8 adults. If you have booked for more than 8 adults, please reach out to our team. If you have not responded to our requests and it is less than 30 days before your stay, no refund will be given and your stay will be cancelled.
➖ We take an external charge hold security bond externally: $250.
➖ All group stays may require a $5,000 external bond so reach out prior to booking please.
➖ We require all guests to inform us at least 48 hrs in advance of any special requests (e.g., cot, high chair, baby gear, extra kids’ bed, and which room).
➖ Last-minute requests cannot be accommodated without a minimum 2-hour setup charge of $100.
➖ Call-out fee from our security: $250 for the first call-out. Second call-out: $500 and immediate eviction.
➖ Neighbour Complaints / Security Charges: Guest actions that result in neighbour complaints or the involvement of security or police will result in forfeiture of the bond ($250) and an additional charge of $3,000 for rule violations.
➖ Guests shall be liable for any and all costs incurred by the hosts due to breaches or damage. The security officer has the owner’s consent to enter and inspect the property if there are concerns. If unauthorised guests are found, the bond will be forfeited, and immediate eviction may occur.
➖ Any type of function, party or gathering will incur a $3,000 charge and the booking will be immediately terminated without a refund.
➖ Accidental or deliberate damage will incur additional cleaning or replacement charges. Most guests respect the property, but we must advise of extra charges where applicable.
➖ SMOKING: This is a non-smoking home. Violation will incur a $1,000 “Smoke Damage” cleaning fee to remove odours from the house and/or linens.
➖ No smoking on the property. Cigarette butts found will result in forfeiture of the bond.
➖ No more than 1 cars.
➖ The listing must be left in a clean condition with furniture returned to its original position, or an extra fee will apply.
➖ All Pets need prior approval (for properties that accept pets). Pet fee of $37 per animal, per night (max. 2 pets per stay) will be charged. Please ensure you add pet numbers to your reservation. No pets on any furniture. We do not take pets that bark excessively or shed hair. If there are neighbour complaints of barking, the pet will have to be removed immediately or your stay will be cancelled.
➖ No schoolies.
➖ Bins must be placed out for collection on the day indicated on the bin or Monday night. Yellow bins are collected on alternate weeks.
➖ Only registered guests are permitted unless arranged in writing beforehand. Unauthorised guests will incur a charge of $100 per guest, per night for the entire stay.
➖ Check-in from 3 pm, check-out by 10 am unless otherwise arranged with prior written approval.
➖ Late check-out without notice: $100 per hour charged while cleaners wait.
➖ If no back-to-back booking, a half-day charge of $400 allows a 2 pm checkout with 24 hours notice.
➖ Respect our neighbours.

Perfect for Hospital

We stayed at this property for surgery. It was just what we needed. Close by without having to navigate a lot of traffic. Everything that you could possibly need.
Spacious Lounge area and big TV.
Outdoor area. Sat in the sun for a while.
Big bed and wardrobe space.
Easy access shower and toilet- even with a walker after surgery.

Nice place, clean and tidy. Poor communication with the manager. Takes few follow up emails and txt messages to receive poor response “I will check and get back to you”… or sort it yourself… I wouldn’t stay there again just because I wouldn’t want to have to go communicate with them. Heaps of rats in the area but that is common for brisbane. Nine inside the property though

Wonderfully cool in summer

The apartment is newly furnished and supplied with new linens, kitchenware and essentials. I stayed during December and the windows and fans were enough to be very comfortable even though this is a downstairs apartment. Comfortbaly accommodates two.

A quick dash to Brisbane from Gladstone

We are both originally from Melbourne via Spain and Scotland. Well used to staying at some of the best accommodation world wide. We occasionally have to come to Brisbane to go to the RBWH. To date our experience (the last 4 years) staying in everything from motels, BNB’s and apartments has been a disaster. So you can imagine our surprise to find the flourless standard of accommodation when arriving. Great decor, brilliantly fitted out with everything you need and to top it all off a welcome gift on arrival. The proximity to the city was fantastic yet the area itself was very quiet and peaceful. Our little dog settled in straight away as there was no noise and a great green belt to walk him. I can honestly say that this will be the place we will book every time we need to stay in Brisbane. If you are considering a short to long stay this is the place to be.

Wonderful Stay

We had a great time on Brisbane. The unit was clean, attractive and comfortable. Everything worked fine. Laundry soap was even included which isn't always the case. The bus stop was a 10 min walk or the ferry 13 min. Our car rental was in a covered area off the street. The only con was that information regarding entry is sent 24 hours before, and I was just a little apprehensive as time drew closer. I had not experienced this procedure before, but all was good and their entry procedure went as planned. I would not hestitate to use the company again and do recommend this unit.

We have stayed here several times while we have had renovations done. Very convenient, very clean and comfortable. Well appointed as we did not want for anything. Also an excellent unit to keep a small dog as well. Will book again.

Well presented and comfortable. Hosts did a great job making the unit welcoming. Great TV, modern appliances, good range of utensils/cookware, nice hot shower, soaps/shampoo provided, fast internet, undercover parking. Handy location, walkable to ferry (1km). Only issue we had was the traffic noise from Milton Rd woke us up at 5am on first day, Easily solved thereafter with ear plugs. Regular communication from host, professionally operated. All up it was a quality stay. Thanks.

We really enjoyed our stay in Auchenflower apartments. The apartment is lovely, with anything you could possibly need. Washer, air con, large walk-in closet, lovely bathroom, lovely kitchen, lounge. We had a large non-shedding dog with us and the small outdoor area was perfect for him to wander out in. Cant think of any cons, would stay again, highly recommend. Thank you

Great location, great place

A lovely little apartment in a great location. The enclosed courtyard makes it ideal for those travelling with small pets. The place was clean and well-appointed and the check-in process couldn't be smoother. We will definitely stay again next time we are in Brisbane.

Communication from the 'host' were rude and inept, starting with a demand 24 hours before entry that no shoes were to be worn in the unit, and threatening fines for failure to empty bins and clean BBQ. The invitation to "Help yourself to pepper and salt” was silly as there was no pepper or salt. As there was no egg cups, nor dog bowl, with only 3 dessert dishes and 3 tea spoons. Many of the handle-less cup-boards did not have a working lock, which meant opening them was difficult. Accessing the rickety ironing board discovered a full dirt pan. There was NO COMPENDIUM, but an inappropriate book showing pictures of naked women. Only 1 of the 2 remotes for the a/cons worked. The ceiling fan in the bedroom was dirty. Some of the windows were locked and no key provided. No screens on the widows meant flies. The supplied wi-fi access name & password were wrong. The backyard had cat hair on the doormat and the watering hose was broken. The wheel-chair friendly access had a step! Only 1 set of keys was supplied so risking locking ourselves out. The garage light did not work. For over 30 hours we had no hot water despite our complaint to host, yet no refund was offered. However, the Unit was quiet, the location perfect, the kitchen convenient, and laundry fine.

Nice fitted out property

We initially had some communication troubles at the start but it worked out all good. Nice property. Couch was uncomfortable to sit on. But aside from that lovely furnishings and great location.
