Set just steps from the white sands of Onetangi Beach, Villa 28 is a spacious three-bedroom, two-bathroom coastal home with wide, elevated sea views and generous indoor–outdoor living. With a bright open-plan layout and a north-facing deck overlooking the bay, this is a relaxed, easy space designed for long beach days and slow evenings outside.
The Space:
Villa 28 is arranged over two levels, keeping the main living areas connected to the view and the bedrooms private upstairs.
The open-plan living, dining, and kitchen area sits on the ground floor and opens directly to the large north-facing deck. Wide bi-fold doors frame sweeping views over Onetangi Bay, filling the villa with natural light and making the outdoor area a natural extension of the living space. The deck is set up with outdoor seating and dining, ideal for relaxed breakfasts, slow afternoons, or simple dinners overlooking the water.
Inside, the lounge has comfortable seating and a calm, beach-oriented feel. The dining area sits between the lounge and kitchen, keeping the whole level cohesive and easy to use. The kitchen includes full-size appliances, ample bench space, and everything needed for simple meals at home. A separate toilet is also located on this level for convenience.
All three double bedrooms are located upstairs. The master bedroom looks straight out to the bay and includes its own ensuite bathroom. The second and third bedrooms each have queen beds and share a separate bathroom on this level. All bedrooms receive natural light and are set away from the living spaces, keeping the upstairs quiet and private.
Guests also have access to shared gas BBQs within The Sands complex.

Guest Access:
Guests have full access to the villa’s indoor and outdoor living spaces, as well as the shared BBQ facilities at The Sands. Parking is available onsite. Early check-ins and late check-outs may be possible on request, depending on bookings before and after your stay.
The Neighborhood:
Villa 28 sits at the quieter end of Onetangi Beach, with a flat walk along the sand to local cafés and beachfront dining.
Nearby breakfast and coffee options include Charlie Farley’s and the Beach Store Waiheke, both ideal for easy mornings by the water. For lunch, guests can choose Three Seven Two, or head to The Heke for a relaxed modern grill and brewery atmosphere. Dinner options include Ki Māha for refined beachfront dining or Casita Miro, serving Spanish-inspired shared plates overlooking the vines.
For winery visits, Tantalus Estate and Obsidian Vineyard are both close by and offer tastings and vineyard-style dining.
Getting Around:
The nearest bus stop is on Fourth Avenue / The Strand.
Buses run from Onetangi, stopping close to all major wineries, including The Heke, then continue into Oneroa and on to the Matiatia passenger ferry.
Taxis, e-bikes, scooters, and hire cars are widely available across the island. Parking is provided at the property.

The Sands operates on rainwater tanks, so guests must be mindful of water use, especially in summer.
There is no smoking inside the villa or on the balconies. External smoke detectors are fitted throughout The Sands, and any Fire Brigade call-out will incur a $5,000 fee charged to the guest. Smoking is permitted only in the designated picnic area.
