If you are a family with a loud young child or children then it is super easy for your child to be heard through the hallways. So trying to keep child/children quiet is hard if you are on the bottom floor near reception. Other then that it is fine for what we needed.

The property was safe and welcoming. I needed a place to rest before continuing my travels to the Gold Coast. I normally don't travel that way, but did due to the flooding of the Pacific Hwy.

The property is conveniently located to NECOM. Walking distance. We felt very safe and secure. The room has had some minor renovations that made it quite modern and great value for money. Continental breakfast was included in the price which was also very convenient.

If you are after budget this fits the bill. It was comfortable in the room but the bed was uncomfortable. The base was broken and a slat of timber placed in there. The bed also moved on wheels so when propped up against the head rest it moved away from the wall. Happy enough with the option. Would I stay again, maybe.

The room amenities were lacking. The desk area had poor lighting, and the shower flooded the bathroom floor. A microwave was not available in the room, forcing guests to use communal ones. However, the bed and housekeeping were good. While suitable for an overnight stay in Armidale, I wouldn’t recommend it for multiple nights, especially for university intensive courses.

Chose this property mainly as it was advertised as having a spa and sauna and wanted this option as we we on motorcycles all week and thought it would be great. On arrival was told spa not working and could not see any sauna facilities. Knowing this, would have gone somewhere closer to town and paid less

The smell of the drains in the bathroom was overwhelming and disgusting. If the bathroom door was left ajar, it filled the room. The shower was full of mould, so much so we did not use it. The bathroom sink plug did not hold water. The jug barely fit into the bathroom sink and could hardly be filled. The teacups held literally 1/2 cup water. The walls did not keep out the noise and talk from the people beside us. All in all, between the neighbouring room and the awful smell, we didn't sleep much. Lucky we were only staying one night. WE WOULD NEVER STAY HERE AGAIN.
