The Space:
This spacious 3 bed 2 bath condo is right across the street from ETSU in beautiful Johnson City, TN. We designed this boho condo with comfort in mind because we love a restful place to start or end the day. There's room for your whole crew to spread out in style as you’ll find a comfy king-sized canopy bed in the master bedroom with an attached full bathroom.
The other bedrooms have room for all your friends or family with a queen bed and two sets of bunk beds! The condo sleeps 8 comfortably, as there are beds for 8 people. But in a pinch, the couch in the living room is a futon, so you could fit more if needed. The kitchen is fully stocked with all the tools and supplies you need for a home-cooked meal!

Guest Access:
**ATTENTION**
Please be advised that the condominium complex is currently undergoing daytime construction on the outdoor walkway structure. Access to the condominiums is not impacted. Consequently, the main parking lot is temporarily inaccessible. Alternate parking is available at the neighboring parking garage, overflow parking lot, and the Wellington/Carnegie Hotel parking lot.
This is a ground unit with super easy access. Parking is also easy but is limited to the one assigned spot, with two more vehicles permitted in the visitor parking. The parking spaces just outside the unit are for other units so you'll want to stick to the areas described in your check-in.
The Neighborhood:
ETSU is right across the street and our lively downtown JC is just a few minutes down the road. But if you get the late-night munchies, the condo is a stone's throw from some of our favorite fast food places: Pal's (a local staple), Cookout, and Wendy's. If you're feeling a bit fancier, you could walk over to the fantastic gem that is Wellington's restaurant located inside the Carnegie Hotel right next to the complex. There's live Jazz every Thursday night! Keep in mind this is directly across from the ETSU campus so you may hear some college noises from time to time!
Getting Around:
This is a ground unit with super easy access. Parking is also easy but is limited to the one assigned spot, with two more vehicles permitted in the visitor parking. The parking spaces just outside the unit are for other units so you'll want to stick to the areas described in your check-in.
Additional overflow parking for residents and/or guests may park on the street (no permit required) or in the Carnegie Hotel parking lot (no permit required). Rose Park HOA discourages parking in the lower levels of the parking garage used by Carnegie Hotel guests. You may be towed or ticketed.
Parking is allowed along the fence line in the overflow parking area but be aware that it makes it difficult for other vehicles to back out. Park here only if all other spaces are full.

PET INFORMATION:
While we welcome pets in our homes, we do charge a flat fee to cover the extra cleaning costs and resources needed to ensure that the space is thoroughly cleaned and allergen-free for future guests. This process may include deep cleaning of carpets, furniture, and all areas pets might have access to, which helps us maintain our high standards of cleanliness for all our guests. We strive to offer a welcoming environment for everyone, including those with pets, and this fee helps us keep our properties in excellent condition.
We kindly ask that pets be kept off of furniture, including beds. Any evidence of pets on furniture may result in additional fines. We appreciate your cooperation in helping us maintain the quality of our spaces for all guests.
We allow a maximum of two (2) pets, excluding cats, in our homes. All pets must be crate-trained and house-broken.
We have a $300 fine for any unreported pets, as we want to make sure our cleaners have the extra time needed to properly sanitize and remove any excess hair. We pride ourselves on impeccable cleanliness and this helps us maintain our standard for future travelers.
