This vacation home is built right on the sand in the residential enclave of Gulf Trace - just off 30A in Grayton Beach. With 2900 square feet, our home offers five bedrooms, five bathrooms, and is roomy enough to comfortably accommodate up to thirteen guests.

No need to rush to get to the beach – you are already there! Take time to sit on the balcony and enjoy watching the kids play in the sand. With 80 feet of beach frontage, there is no better beach location. So come prepared to build a sand castle and bask in the sun!

Designed with family enjoyment in mind, our main level offers an open concept living and kitchen area. New LVP flooring and new furnishings invite you to relax and enjoy your beach experience. The kitchen features granite countertops and stainless appliances, and is fully stocked with everything needed to prepare meals for your stay. For the chef in the group, there is a BBQ grill on the balcony. The living area offers plenty of comfortable seating for everyone to enjoy movie entertainment on the large flat panel HDTV television. Complimentary WIFI is provided.

Each of the five bedroom suites offers a private, full bathroom. There is beachfront balcony access from two of the bedrooms. For your convenience, a full laundry room is located on the main level.

CANCELLATION: Reservations that are cancelled more than 30 days prior to the arrival date receive a full refund. Reservations cancelled 14-29 days prior to arrival receive a refund of 50% of the amount paid. Reservations cancelled within 14 days of arrival receive no refund unless the guest purchased travel insurance. Guests are required to complete a rental agreement by electronic signature within 3 days of booking.

Fabulous Girls Trip
We stayed in both sides of the duplex for a college girls trip reunion and couldn't have enjoyed the location or homes more. The beach is very wide and private and the home is well equipped and beautifully decorated. We loved the location near Grayton Beach.

Just what we’d hoped for
Our priority was the view and access to the beach, and common area that would accomodate 12 people at one time. This house has an unobstructed expansive view of the beach and ocean - from the living room, kitchen, dining room, and 2 MBRs, and both balconies. The living room and dining table comfortably seated our party of 12 (we borrowed 2 chairs from next door) with the main floor balcony providing an extension of the LR area and the upstairs balcony (accessed by both MBRs) providing private space to read and nap. It’s on an uncrowded stretch of the beach and only one neighboring house is visible so it feels really private. We had my 83 year old Dad with us so it was nice that there was a queen bedroom & bath on the main floor (other 4 bedrooms/baths are upstairs). It looks like the unit next door is a mirror image of this one and we are already talking about renting both sides next summer so more of our family can join us! Also, the rental agency was very friendly and helpful with several questions we had during our stay.

My Vacation Was Ruined by Pet Hair.
My great-grandson suffers with allergies. The family room rug was covered with pet hair. We suffered with him for the entire stay. We are not pet owners therefore, the pet hair was there when we got there. I was upset. We all got covered in the hair.

Shabby, dated unit
Location was great! House lacked a great deal. No disposal, only 7 forks for house that sleeps 15, no liquid measuring cups, no food storage containers, no corkscrew. Chipped paint everywhere. Patio chairs so rusted that one was unusable. Duct tape on table top to repair cracked tile. One bedroom door so stuck it could hardly be opened, bathroom cabinet door off hinges. Rugs with no pads underneath making them very dangerous. Missing door shelves in refrigerator. No walk-in shower in any of the bathrooms. The location is so great that if the owner would just spend a little money to update, I would give it stars. As it is he’s lucky to get 2!

Fantastic friends weekend
We stayed in this property for Memorial Day weekend. High school friends celebrating 15+ years of friendship. Beach Blue made the process smooth, easy, and enjoyable. This location is great, and we will be back!

Great location, home is worn and needs repairs
The location of this house is fabulous, right on the beach and adjacent to a protected area for wildlife. The area is lovely and uncrowded, at least in mid-October. Be aware that the photo shows the full house, but you are renting half of a large duplex. The house itself met our family's needs but was nothing fancy and suffered a bit from needing some repairs and replacing worn furnishings. We were visiting at the end of the summer season, so that could be some of the reason the house and some furniture showed wear and the walls were scuffed, but the rusted, failing doorknobs on the exterior rear doors have probably been that way awhile. The mattresses are very comfortable in all rooms, as noted by our party, the kitchen was amply stocked with dishes, glassware, cookware and utensils, and the house was clean on arrival. If you plan on bringing an infant or toddler with you, be aware of some issues: there is not a baby crib available (bring your own), and there are missing slats under the deck handrail leaving a hole that a small child could fall through. Here are some things that we noted that need attention: TV remotes did not work for several TVs. Deck flooring was nailed (not screwed) down and nailheads were backing out causing a fall hazard, don't walk barefoot. Deck slats were missing under the handrail leaving large enough gaps that a toddler could fall through. Air vents were clogged with dust, and we had to change the air handler filter ourselves. Carpet on stairs and area rugs are worn and shabby, rugs are loose and curling around the edges.. The overhead fans do not work properly in some bedrooms, with only the "high" and "off" settings working. No night tables or lamps in three of the bedrooms (the downstairs queen, the bunkbed room, or the double queen room). There are two bicycles, but they are rusty and unrideable. There is a growing pile of abandoned chair frames, discarded toys and a rusty firepit at the base of the property stairs that needs to be removed. Broken toilet seat in king bedroom. Broken tile on deck dining table. These details may not be dealbreakers for some, and no one will be disappointed with the beach right outside the back door, but the condition of the house and some furnishings detract from its potential as a great destination.

Another good experience with this listing (with one complaint)
We love this property and have stayed here a number of times over the years. In our opinion, the houses right on the beach in the Gulf Trace neighborhood are the best in the area in terms of having beach-front access without the overcrowding associated with Seaside, Rosemary Beach, etc. We had a great stay here again this year, but have one complaint. The upstairs A/C unit went out mid-week, and although the management company was very responsive, it took the better part of 3 days to get the issue resolved and we all had to sleep in pretty uncomfortable conditions at night.
