We were told since we booked through a third party that we were not priority for the best rooms and they were mostly sold out. We ended up paying a few hundred more per night to have a better room. Once we got there it was fabulous - ocean front, very spacious, freshly remodeled. The only drawback was the rooms on each side of us were still being refurbished, so there was some traffic and noise during the day. We found the location to be ideal for Kapaa. The beach was too rough and rocky for safe swimming but it's close to other calmer waters. The hotel staff and restaurant (we only ate at the casual bar area and coffee/breakfast place) were great."
