This property is NOT an 8 out of 10. I am a hotels.com platinum user with over 60 stays in Miami in 2023 alone. I have become very familiar with the hospitality industry in Miami. I only research hotels with a rating of 8 and above, and that includes spaces like 23 Palms which are apartments with kitchens. The place has been minimally updated, and it is seriously in need of a massive renovation IF the owners wish to list it and charge prices for a stay at the 8/10 level. After arrival and the ensuing disappointment, I looked further into the ranking and the reviews. They have 2/10 and they have 10/10s. Highly unusual to have both ends of the spectrum but nothing in between. When one complains, there follows the offer of make certain costs go away, and complimentary stays in the future. That is how they get those 10/10 rankings. Place close attention to the 2/10 rankings. They are the accurate ones. The apartment had “that” smell one finds in cheap motels with no ventilation. There is no welcoming instructions waiting for the client; the keys to the pool and parking tag are almost hidden, hanging in a wall with a mural with the same colors, so I had to be directed as to where to find them after my second call to the property managers. My son’s feet were black after walking barefoot for 10 min. Had to ask him to wear socks thereafter. Owners need to do the right thing: either invest on renovations that bring the property to basic standards, or accept that this property is a 5
