Beautiful property. Check-in was seamless and staff were wonderful. Centrally located. Tram laterally outside the door. Self contained and immaculate kitchen. Beds super comfortable and a great view from our room. Great facilities. Would never stay anywhere else in Melbourne!

The split system in the room had holes beside it in the wall, which needed to be patched from a previous A/C being removed. Bedside lamp (globe) was not working and hadn't been replaced. There was mould more than half way up the shower. A pillow had a gross mark on it, like something had been spilt on it. Light globe above the bed was not working. I was denied a refund after I had paid for two night parking, and one of those nights my car was at the mechanics and the car space was not used, and the shower "screams" when it is turned on. All in all, I would not recommend staying at this hotel

It would be greatly appreciated if they cleaned the room on third stay as advertised. If only staff have read or stay at reception, they would received my request on late arrival and replied soon via email if unreachable. Spare room is alternate solution but knowing theres major fault it will be great for a better substitute like room upgrade or refund a night. Location wise it’s very accessible for tram station. I shall rate 50-50.

Our recent stay at Arrow on Swanston was a disappointing experience. We were a family of four, and our initial room was not as advertised. It was in poor condition, with visible mould and general disrepair. After lodging a complaint, we were moved to a different room, which, although in better condition, was very small and cramped for a family. The pool was another letdown. My sons were eager to swim, but we found the pool to be outside, unheated, and in complete darkness – hardly the welcoming facility we were hoping for. The overall condition of the hotel was run-down, with a noticeable lack of maintenance and an unpleasant smell permeating the premises. The check-in process was frustratingly slow, and securing car parking was equally tedious. In summary, Arrow on Swanston did not meet our expectations on multiple fronts. We would not recommend staying here. Avoid if possible!

The rooms were not very clean the carpet in my sisters room made our socks extremely dirty and the smell of mould would slap you in the face every time you walked in. The sofa in my room was very stained and the bed would have to be one of the worst things I have ever tried to sleep on. My room had been down graded due to a maintenance issue but I had already paid for a penthouse and was told that I couldn’t get a refund until Monday when I checked out as there was no one who was authorised to do refunds on site but when I checked out there was still no one who could give me my refund. When I eventually did get a refund it was about $40 short. I would definitely never stay here again

It's Melbourne's least expensive serviced apartments. The apartments aren't new and they're not very big, BUT they're extremely well appointed, clean and with the keycard entry I felt safe on my own. I didn't have to go out for anything once I'd bought groceries, I cooked for myself, watched TV and had cups of tea. The bed was comfortable and rather than the usual "crisp" white sheets, they felt silky and luxurious. I was able to do everything I have done in $300 apartments at 1/3 of the price. I'll stay again.

Car park was a nightmare to get in and out, on arrival got told we got an upgrade got to the room and it was SHOCKING, if your expecting what’s the in photos then don’t book because it isn’t even remotely the same. Bathroom was mouldy, sheets are disgusting, rooms and hallways smell HORRIBLE. Staff barely speak English which wasn’t too bad as I could still somewhat communicate. Never been so disappointed in my life and really put us in a bad mood for our stay in the city

Beware! Not at all as pictured or advertised! Our concerns with the property were largely around it not even nearly reflecting the images presented on your website. In addition to this the appropriate bedding for 5 was not provided, the room was generally unclean and physically damaged with holes and chips in walls, was very small in comparison to the family room presented online and far more dated. There were issues in the shower with the shower head coming off when the water pressure was turned on, a nasty odour in the room and the air conditioner was rattling and dripping, the sheets and towels were also visibly unclean and had a distinctive odour. It is disappointing to see how well the hotel is presented online in comparison to actuality and I feel this should be reviewed. Many other people were also at reception expressing their concerns about rooms being filthy and not at all as advertised.
