Please note that our home strictly enforces a NO PARTY policy. We do not accept Bucks or Bachelor parties without prior approval. While The Miller’s on Kent II is an excellent choice for families and groups attending weddings or reunions in Sydney, it is not suitable for events like a Bucks weekend.

HOUSE RULES * Check-in: After 3:00 pm * Checkout: 10:00 am * No smoking * No parties or events *Pets are allowed (special requirements are in place for this. Please refer to the additional rules below)
ADDITIONAL RULES *As per the Short Term Legislation Act 2020 NSW, all guests are required to obey these rules. For extra guests/day visitors, we must be informed for liability purposes.
*In compliance with applicable legislation, we are required to enter a Short Term Rental Agreement with Guests upon booking. We are also transitioning from collecting a Security Deposit and will now be using a Pre-Authority form to hold as a form of security for your stay.
*This strictly is a no-party property. We do not allow parties/events of any sort. The maximum amount of guests allowed to sleep in this property is TEN people, however, we do allow day visitors of up to FIVE people. No more than a maximum of FIFTEEN people are allowed in the property at any given time.
*Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission.
*This home is a strictly no-smoking property. If any of our cleaners find any form of cigarette ash, butts or smell cigarettes in the home, we could issue a $500 fine.
*This is a domestic residence and we love our neighbours. We do not allow loitering or loud noise outside of the premises or inside of the premises. We ask for minimal noise especially after 9 pm.
* Pets - We are a pet-friendly property. We ask all our guests to contact us for approval of pets before booking and include your request in the reservation form as there is a pet fee of $110 per stay to cover the cost of extra cleaning and disinfection. Please do not allow your pets to do on the furniture.
*STRA Rules - By booking this home you automatically agree to all the STRA terms and conditions that are applicable to guests. You also agree that if you do break any of the house rules you will be asked to leave and no refund of the unused nightly rates will be returned.
*Check-in/Check-out - We cannot stress enough the importance of checking out on time. Our regular check-in time is after 3 pm and check-out time is before to 10 am. If you wish to have an earlier check-in or later check-out, please reach out to us first. Please note, there may be a charge.
*Changing of Dates Terms & Conditions - Requests to change booking dates may only be accommodated if check-in is more than 1 month away. - This is subject to approval and we reserve the right to decline any requests. - Please note that there may be a surcharge to change the dates. - Any changes to bookings are subject to approval and we ask all guests to reach out to us first.
THINGS TO KNOW *Check-in details will be sent either the night before checking in, or the morning of check-in for security reasons.
*We only provide 1 set of keys for each stay. We do not have extra sets.
*The fireplaces are for display only and cannot be used.
*Portable heaters are provided throughout the home for comfort during cooler days

*The dishwasher is currently not working and not advertised as an available amenity.
*There is no dedicated parking spot. Only paid meter parking is available for 2 hours. Kent Street is quite large, and if needed, High Street, right in front of the property, offers additional parking options. You can park at Kent Street and High Street overnight for free from 10pm to 8 am then you have to pay a parking ticket up to 2 hours after that.
