My wife and I decided to tack a few days onto the backend of a week on Cape Cod. Had never been to Newport and thought it would be a good choice. This being the peak of the summer season and induction week at the Tennis Hall of Fame, last minute options were limited and expensive. 26 Franklin was a fair solution. Pros/cons.
Location - could not have been better; everything in walking distance. Side street location was quiet, with minimal traffic. No reserved parking with property. You might get lucky with street parking nearby or you might not.
Property features - two floors (2nd and 3rd) above retail; stairs from floor 2 to 3 are very steep with narrow steps, use caution; furnishings/amenities functional, but dated; window unit AC unable to properly cool rooms during warm spell, even at night.
Owner/manager communication - responsive, but not proactive; no welcome email and had to request access code on day of arrival.
Technology - Wi-Fi setup super easy by scanning a QR code that connects your device to their Wi-Fi. Would be nice to have instructions on TV options - local tv for news?
Pet Peeve - owner requires guests to 1) wash and dry all towels, 2) take out trash, 3) run dishwasher and 4) strip beds and remake with clean sheets. And we are charged a cleaning fee. After spending a significant amount on rental this sucks.
Summary - OK in a pinch. Would I rent again with normal lead time? Nope.
