Stay in a spacious 4-bedroom, 3-bath guest villa on 11 scenic acres in upscale Goodlettsville (a suburb of Nashville). Perfect for families, wedding parties, and group retreats. Enjoy privacy, space, and rustic charm—with no close neighbors, natural beauty, and plenty of room to relax, play, and connect.

ROOMS AND SLEEPING ARRANGEMENTS

This private villa sleeps 10 comfortably in beds (1 Queen, 3 Kings) plus a sleeper sofa. Maximum occupancy is 14 with additional guest fees. The living/dining area has a table for 6, sofa bed, and two soft chairs (seating for 11). Total interior space is around 2,000 square feet.

AMENITIES AND FEATURES

You’ll have private use of the hot tub, sunroom, front yard, firepit, deck, swing play area, trails, and rustic walking path by the creek. There’s a shared pool (April–September) with a reservation system for up to 4 hours at a time to ensure privacy. Game room includes arcade games, pool table, and air hockey.

Furnishings include linens, towels, washer/dryer (some cosmetic rust), full kitchen with stove, refrigerator, microwave, dishwasher, desk, fans, nightstands, cookware, dishes, and more. Off-street parking is available.

PET POLICY

Pets are welcome with rules: must be housebroken, bathed weekly and before arrival, crated when left alone, and contained to non-carpeted areas. Pet deposit is $100 per stay, refundable.

LOCATION HIGHLIGHTS

Located in the historic Magnolia Station neighborhood—just 2 miles from I-65, 10 minutes to Rivergate Mall, and 20 to 30 minutes to downtown Nashville. The antique shopping district is 4 miles away. Though close to everything, this home is nestled at the end of a 1/4-mile private dirt driveway in a quiet, upscale area. You may see deer, turkeys, and grazing cattle nearby.

BOOKING POLICIES AND GROUP RULES

This is a family-friendly space. Kids and larger groups are welcome, but gatherings or parties must be pre-approved.

Guests from within 50 miles must meet a 2-night minimum, submit a $250 refundable deposit, and answer a short questionnaire before approval. This fee is collected after booking.

$25 per guest per night over 10 people. Weekly bookings (7+ nights) receive 10% off; monthly (30+ nights) receive 25% off.

A signed rental agreement, valid email address (not tied to the booking platform), and billing address are required before arrival. If we don’t receive these, you won’t get the necessary pre-arrival instructions.

OTHER IMPORTANT DETAILS

Smoking and vaping are not allowed inside. There is a designated outdoor area for smoking. Violations incur at least a $150 fee.

Public transportation is 10 minutes away. Uber services the property directly.

Important: Do not use Apple Maps or Siri to navigate here—it will take you to the wrong location.

Self-check-in is available 24/7. We love greeting guests in person between 9 AM and 8 PM. For emergencies outside those hours, use the Ring doorbell.

There is 24/7 exterior surveillance via Ring doorbells and security cameras for your safety.

We’re just 2 miles from I-65 and only 10 minutes from both downtown Goodlettsville and Rivergate Mall, where you'll find major stores like Macy’s, Best Buy, and more. The charming antique shopping district of historic Goodlettsville is just 4 miles away.

Despite being so close to everything, the property feels like a secluded retreat. Nestled next to a creek and a rustic walking path through the woods, you may even spot white-tailed deer or wild turkeys. Grazing cattle on the neighboring property complete the peaceful countryside setting.

Whether you're looking to explore the city or unwind in nature, this location gives you the best of both worlds—quiet, scenic surroundings with quick access to all the essentials.

Getting Around:
Many guests will get an Uber ($23-$43) from our place to downtown. Almost all get here and realize how cool the location is and wish they'd planned more time to stay at the villa.
