Beautifully located on a large 1 acre lot surrounded by trees! Enjoy the outside space - BBQ have a fire and roast some marshmallows- and escape from your daily chores! Three Bedrooms / two Baths , an open kitchen to living area with a large flat screen SMART TV. Bring your Amazon Prime, Netflix, Hulu or other passwords along and watch your favorite programs - or use one of the many free apps!



You will feel like you are out in the woods, yet everything is not very far way. For groceries, to shopping, golf courses - many close options to choose from. And if you want to visit the beach during your stay, you are a 30 minute ride away. If you're looking for some delicious fresh fish, shrimp, crab legs, or oysters - you are right in between 2 of the area's best places - in Whitey's Fish Camp and the OP Fish House and Oyster Bar! There are a variety of games for both indoor & outdoor fun!



Great yard for your dog too! Pet Friendly (less than 50 lbs) - additional cleaning/pet hair removal fee required. Pets must be disclosed in advance. Fee is per pet. Max 2. All dogs are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee. The yard is not fully fenced.



Please note: the driveway to get to Moody Oaks is long - and a little hidden. We have placed signs up for better road visibility. But you will turn in and drive down a dirt road before you wind your way to the house. **This is a 1 acre property in a very wooded area - so there will be a variety of native Floridians about - from birds, squirrels, bugs, and maybe a snake or raccoon from time to time. Please keep that in mind.



We are Electric/Hybrid Car Charger Friendly! We have an Lectron NEMA 6-20 Level 2 EV Charger - 240V 16 Amp in our garage for your use. Our Level 2 charging cable will offer you 3x the charging speed in comparison to your car’s original charger. Boosting 240V and up to 16A, it provides a rapid charging rate of 3.86kw/hour, which equates to approximately 11 miles per hour of charge.



**Parties are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Noise Aware as noted in the booking agreement.



**Charcoal is not included. Firewood is not included but if we had to chop some or trim some trees - there will be some there for your use!

ARRIVAL & DEPARTURE

Guest Arrival is anytime 4pm EST or after. If the property is approved for early arrival, you will receive a message letting you know you can arrive early and we will activate the door code. If you do not receive a message, then the arrival will remain at 4pm EST.



Guest Departure is anytime 10am EST or before. If you have not departed by this time and do not have written prior approval for a late departure, you will be assessed a $50 late departure fee for every 30 minute delay. The Cleaning Services we use schedule their teams for multiple cleans in advance and any unplanned delays create issues. With unscheduled/unapproved late departures, they are required to bring in additional team members to assist, which incurs a higher cost that must be charged. Any requests made for a late departure must be made a minimum of 24 hours in advance of departure time and are subject to approval/availability.
