Restoration is a cute little dog-friendly cottage near downtown Frankfort that is just 7 blocks from Lake Michigan and Frankfort Beach. It features a newly expanded outdoor deck with YEAR-ROUND PRIVATE HOT TUB, outdoor gas grill, outdoor dining, bonfire ring, and fully-fenced in backyard. Also features new furnace and new central air! The location and layout makes for a great romantic getaway destination for couples or a cozy home away from home for individuals or small families.

NEIGHBORHOOD:
The cottage is located in the downtown residential portion of Frankfort. It is basically right in the heart of town! It's just one block from Main Street and downtown Frankfort, which has a vibrant and growing array of restaurants, cafes, shops, banks, a couple gas stations, a post office, a grocery store, a microbrewery (Stormcloud), and a historic theater (the Garden Theater). It is also just 7 blocks (about 0.6 miles) from Lake Michigan, beautiful Frankfort Beach, and Frankfort's famous historic pier and lighthouse.
The cottage is also only about a 15-minute drive from the start of the incredible Sleeping Bear Dunes National Lakeshore! It's also just a 22-minute drive from Crystal Mountain Ski Resort. Downtown Traverse City is also only just over a 1-hour drive from the cottage.
ACCESS:
The second floor is locked off for further renovation work and is not included with the rental. Similarly, there is a 4-season breakfast room / sunroom off the kitchen that has not been renovated and is currently just used as storage space. The basement is locked off and is not for use by guests.
THE SPACE:
The home has been party renovated since we purchased it in November, 2013. Inside, the kitchen and bathroom been recently updated, the hardwood floors have been refinished throughout, and the interior has been recently painted. The interior has a fun, colorful, and beachy theme throughout the house. The home features a lot of artwork that was painted by the owner of the property.
Outside, the deck has been expanded and painted, a new hot tub / spa was added, the entire backyard was landscaped and fully fenced-in, and the outdoor bonfire ring was added. New windows, doors, and siding were also installed in 2025. Note that all of the outdoor amenities (including the hot tub) are available for use all year-round!
TRANSIT:
Public transportation is available via The Benzie Bus, but it is suggested that guests have their own means of transportation.
PLEASE NOTE THE FOLLOWING:
1) PROXIMITY TO ROAD: The property is quite close to the road (7th Street, which is part of M22 as it goes through Frankfort). There is a fair amount of traffic and road noise, particularly due to fairly high traffic in the summer and snowplows in the winter. If you are sensitive to road noise, this might not be a good fit.
2) ABANDONED HOME NEARBY: There is an abandoned home to the west of the property. There are no safety concerns associated with this, but it does look quite ugly. This shouldn't be a big issue, but we do want to have people aware of this.
3) HOT TUB: The hot tub is available for use year-round and is great in the winter!
4) NEW CENTRAL AIR CONDITIONING: In October, 2025 a new furnace and new central air conditioning were both installed at the property.
5) PET POLICY: Up to 3 dogs are permitted at the property. If bringing 1 to 3 dogs, please make certain that they are included on the reservation and that the pet fee is appropriately paid. More than 3 dogs is strictly prohibited and any pets other than dogs are also strictly prohibited.
6) NUMBER OF GUESTS: Please note that our pricing is based upon the number of guests, with pricing being higher with each additional guest that is included on the reservation. Please make certain that the correct number of guests is specified on the reservation so that the pricing is correct.
7) EARLY CHECK-IN: Our policy is to allow early check-in on the day of arrival if the property is available for check-in. We will not know until the day before arrival whether or not the property will be available for early check-in or not. You can check with our local property manager the day before arrival or on your arrival day to see if the property will be available for early check-in or not.
8) LATE CHECK-OUT: We maintain a very strict and structured cleaning schedule. As such, late check-outs are strictly prohibited.
9) SECOND FLOOR: The second floor of the home has not yet been renovated and it is locked off and not available for guest usage. The rental of the home also includes the first floor of the home, but it does include the entire first floor.
10) BASEMENT: The basement of the home is also locked off and is not available for guest usage.
11) PHOTOS: All photos that are shown were taken in September and October of 2025.
12) STR REGISTRATION: Note that the property is an officially registered and sanctioned short-term rental property with the city of Frankfort.
13) PERSONAL HISTORY: This property means a great deal to our family. The name "Restoration Cottage" not only refers to the physical restoration of the property that we have pursued, but it also refers to the restoration of our family that took place when we came back together as a family of four in October, 2017, after having been separated for 4 years and 8 months. It was a great healing environment for our family! We then moved to a larger home in August, 2019, but this home will always have great memories for us and we hope and pray that it helps to bless and restore other relationships as well! :-)

My husband, dog, and I really enjoyed this property. It was nice to be within walking distance to shops and restaurants. Backyard is private and we enjoyed the hot tub. The only suggestions we have is that the curtains be more opaque, they are very see-through and don’t offer much privacy. Also the shower floor is very slippery so a non-skid mat would be beneficial. We also wondered why there were no smoke detectors on the premises.

We have stayed at Restoration several times as Frankfort is one of our favorite places. As always, the premises were clean, cozy, and comfortable. Our dog was very safe in the fenced backyard; and, the hot tub was an enjoyable experience at the end of the day after leaf peeping and brewery hopping.

Cozy Stay in Frankfort
Stayed for two nights in this lovely house. We took great advantage of our ability to walk to all the shops and restaurants in Frankfort and all the way down to the beach to watch the sunset. I feel like we spent more time in the hot tub than out of it. Amazing stay.

Cozy Cottage in a Great Location
After a day of skiing at Caberfae, returning back to this warm, cozy, cottage full of historical charm was an absolute treat. The location was perfect for walking into town for coffee, shopping, and food. The beach was just a short walk away. After our outdoor adventures, relaxing in the hot tub was the perfect way to end the day. Despite being located on the main road, the privacy fence kept the yard feeling secluded

Winter Getaway
We knew planning this getaway that snow was going to be involved. The best place the whole trip was the hot tub especially in the middle of the night. Two doors are blocked off in the dining room and at least one of them led to a space upstairs because there was a small second floor, you could see it from outside. Throughout our stay we had heard footsteps and things moving around upstairs. I had pepper spray with me in case of emergencies but it was a fear of ours during our stay. In the winter there was not much to do up there that I am interested in but I loved the hot tub and my first experience on a vacation without family. Overall I would rate my stay a 3.5-4 due to my reasons above but I would still recommend. Next time you go I would just ask the property manager about the upstairs if you feel off about it.

The location was convenient. It was nice to be able to walk to town or the beach without having to walk miles. The hot tub was nice to use after our days of hiking and exploring. The only complaint we had was the sliding door was hard to open and close, it wouldnt completely close so there was a draft. Luckily it kept pretty warm inside. Overall it was a nice stay!

Great Getaway
Great spot to stay in the middle of Frankfort. We spent a lot of time outdoors but the house was still great. Everything was clean. Seemed to have a good amount of stuff in the kitchen if one were to want to cook there. The only reason we did not was because it's such a close walk to all the great restaurants. Only a short walk away to plenty of good food, bars, shops and most importantly Lake Michigan. I would 100% stay again. I just wish there were screens in the windows. So, you can enjoy the nice breeze without worrying about bugs getting in. But the AC and fan did the job for late September. Bed and pillows were comfy! Living room and house decor were cute

Quick fall trip to do some hiking and biking and R & R. Great location in Frankfort-5 min walk to town, 10 min walk to the beach, and about 2 blocks to the Betsie Valley trail (for walking or biking). The house Is charming and cared for, and it was great for the two of us and our dog.

The location of this property was great for us. It was a quick walk to downtown and the marina where our boat was in a slip.
The house had everything we needed, as far as dishes, towels, etc.
We felt like it could have been cleaner. An example is the ceiling fans had about a quarter inch of dust on them, so I would say it needs a deep clean more often.
The streets, houses, in the blocks to the west are beautiful, however, you can't see those. There are no "views" from the house unless you would want to look at the abandoned businesses across the street or the couple of houses that are in deep need of repair.
In general, it is an older house that wasn't maintained and they are slowly fixing it up so there are some "fresher" areas, but most just got some new paint. Nothing has been done to the exterior so it looks worse from the outside than the inside.
All in all, it worked, but just know that it is exactly like the description said, a work in progress.

Great location if it’s not too hot
My husband, blue heeler, and I had a great time at this house in Frankfort, MI. The location was great. It is on a main highway but it’s a very small 2-lane Hwy and is not constant traffic. We enjoyed eating our meals on the back deck at the picnic table. We enjoyed the hot tub as well. It did get hot enough that it was uncomfortable in the house a few days. Outside may have been 65 at night but inside it was 78-79. Fans helped but it was still uncomfortable. It would have helped tremendously to have had screens in the windows. The breeze was wonderful and would have felt very nice. Only the bathroom window had a screen. The location in Frankfort was great. I was able to walk to most all the stores on the main road and the smaller lake. We did drive a very short distance to the beach on Lake Michigan, which is dog friendly. It is “the thing” to go to the Lake Michigan beach to watch the sunset. We had zero issues with neighbors or anyone else in the area. We would come back to this exact location is the temps are under 50.

A Wonderful Place!
This property was a fantastic find! It is cozy, and close to everything in Frankfort. It had everythjng we needed for our stay.
