The best thing about this property is it provides good access to the Newport and Balboa areas. Parking is convenient and bedding was comfortable. It needs some TLC in repair and maintenence of guest rooms and specifically with carpet cleaning. Staff struggled with keeping guests supplied with towels in-room and at the pool (management/short staffed?). Property was one of the most affordable in the area which probably accounts for the less than perfect conditions.

For the cost, it was good!

Rooms are dated, moisture damage keeps getting painted over, door handles loose, both rooms had ants (1st floor) overall the rooms were old and jenky. However, staff was friendly, breakfast was decent, location was great (5min drive to beach) stores/grocery/food all close by, price was good. Overall would stay again just not on 1st floor

Great staff. Good breakfast. Gross room!

The check in was great. Very friendly staff. Our room (room 3017) was not dirty but it was in horrible disrepair. The tiles were cracked in the bathroom. The furniture looked abused. The shower had black "stuff" in the grout. It looked like the house keeping had gone in and cleaned the room but they ended up cleaning a lot of damaged stuff that should've been replaced years ago. What shocked me was that many people said this place was really clean, I am not being overly picky when I describe this room. To be honest, I expected very little as the price was low. That being said I wasn't expecting cracked tiles, destroyed baseboards and black stuff in the shower. The breakfast was pretty good though and the staff was great!

Perfect for a young family that is going to the beach all day. Easy to get to convenient location and pretty clean. Now for us older peps the beds arent the best and you can hear everything! So definitely dont stay on the 1st floor. All and all it wasnt a bad experience we would stay here again in a pinch. It just wouldn't be our 1st pick. Signed the grump people that love sleep
