Perfect location

The property was nice and had gorgeous views! We were not impressed with the property management company as far as communication goes. They sent way too much info leading up to our stay and it wasn’t fun trying to sort through it all trying to figure out what info we actually needed. Whenever we sent them a message with a question, it took a really long time to get a response, and our last message they didn’t even respond to. The check in process required us to go to a different location than our rental to show them our IDs. This used to be the norm for vacation rentals, but is so unnecessary now days and just an added hassle when traveling. They require that if you will not make it to their business during their business hours, you have to call ahead to make other arrangements. Also not convenient when you’re traveling and not sure when you’ll actually get there due to traffic and other things that come up when traveling. So I’d definitely recommend the property, but be aware of the hosts policies and communication issues.

Perfect for our large Framily group

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We had 5 separate families. We call our group our framily because they are our friends we’ve all adopted as family. This house was perfect! The walk down to the river was gorgeous by the house. It was a little steep due to flooding risks, but it wasn’t that bad and the toddlers could do it without issues. The beds were comfy. The dining table and the living area was perfect for everyone to hang out during meal times. The AC was AMAZING! We’ve stayed at some places where we’re sweating the whole time. But NOT this home. I want that AC at my house! The pool was nice. The only problems we had were the back door was difficult for the kids to use. But again, still manageable. The other was how slippery the back patio got when it got wet from swimming or rain. We had several slip and falls. Luckily no big injuries. But do not wear shoes and walk slowly. There is a rug that helps, but by the outdoor table and kitchen by the fridge gets really bad. I would recommend they fix that.

Great location and home, but would not book again.

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was somewhat unhappy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: We enjoyed our stay at Frio Ridge. The back doors were awful though, definitely not safe for young children. They do not latch properly and there is no way to get in from the patio if the doors are closed. The doors definitely need to be replaced with something more practical. There was a zip tie screwed into the door to serve as a “pull” but again it did not work if the doors were completely closed. We will not stay here again due to the lack of safety around the pool area. Also the couch was not clean at all, there was hair and dirt all over it at the time of arrival.

Overall, I recommend this vacation rental. Reviewer Comments: This is the 3rd time we have stayed at Frio Ridge Retreat and we were satisfied with the general condition of the property. New landscaping since we were last there. We like the proximity to the river and the sidewalk down to the trail.Two things to note we weren't satisfied with. The trash was never picked up during our 3 night stay. Also, our neighbors didn't observe the 10 pm to 8 am quiet time. We will definitely recommend this rental.
