Il Gruccione is set in an amazing location. Straddling the Tuscan and Umbrian border there is the little known nature reserve of Lago di Montepulciano. A protected, peaceful and intimate haven where migrating birds love to settle. You will find several families of gruccione nesting in the sandy banks of the property’s garden from May to Sep. The area has an incredible biodiversity. You can relax by the pool and listen to beautiful birdsong or cycle round the lake if you more adventurous.
The space
The 2 bedroom house has recently benefitted from a complete restoration. It has had an extensive upgrade and has an energy efficiency of A+.
Perfect for all year round. The two double bedrooms are both en suite with walk in showers. Guests will be able to cook the perfect meals in our brand new kitchen that boasts all the mod cons you could need. There is a open plan area where guests can dine, watch tv or just chill out and read a book. The patio doors look out over the lake where you’ll find seating in the garden. The outside space is dominated by the spectacular view of the lake where you’ll also find an outside dining area under the oak trees and a food preparation area, kitchen sink, fridge and wood barbecue. Guests will have access to their own 12 metre by 6 metre private swimming pool where sun loungers and pool towels are supplied. The oak tree creates a shaded haven by the side of the pool where you’ll find another seating area where can enjoy a sundowner as you watch the sunset over the lake.
Above the swimming pool area we have 30 olive trees where one can escape the heat of the day and lounge on one of the hammocks.
With over 3000 square metres of outside space you’re guaranteed to find peace and solace.
Guest access
Guests will have access to the whole property. There is private parking for up to 4 vehiecles.
Other things to note
Guest will be supplied with bedding and towels.
A welcome pack will be supplied and basic essentials for cooking meals will be available.
Guest will also have access to the technical room where there is a washer/dryer for clothing.

The house is very strategically placed. 15 minutes drive from the Chiusi/Chianciano motorway exit.
Rome is 2 hours away. Florence 1h 40 mins. Orvieto 1h. Pienza 50 mins. Perugia 50mins.
