1920s Craftsman in the heart of San Marcos. Stay in the best San Marvelous neighborhood: the tree-lined San Antonio St. Historic District. A short walk to downtown, TXST, restaurants, coffee shops, pubs, farmers market, and the San Marcos River.

This 3 bed, 2 bath bungalow features a stylish modern kitchen, bonus office/bedroom space, shady front stone porch, and private fully fenced pet-friendly backyard.

The Space


Primary bedroom: Queen bed en suite bathroom/shower.
Second Bedroom: Private space located off the kitchen with full bed and access to the front porch.
Third Bedroom: Two twin beds, can be laid side-by-side to form a double bed.
Bonus room/Office: Sunroom off the primary bedroom with twin bed with desk—great for accommodating more guests or remote work.
Living Room: Dedicated library space, featuring extensive collections of books, cozy seating, 65 inch smart TV. Please note: Living room furniture has changed since original photography.
Kitchen/Dining Space: stocked modern with full-sized range, refrigerator, and enormous island with seating for 4 with additional seating in the attached dining room.

Outdoors


Out front, a charming craftsman-style stone porch welcomes you under a canopy of mature pecan and oak trees, plush lawn and other native landscaping. Fully fenced private side yard and large backyard with deck. The property has a decorative pond that we maintain as a water source for wildlife. Fish food available!
Parking: driveway parking for 2 vehicles; street parking also available.
Walkability: the home is all a short walk from downtown San Marcos/The Square, numerous restaurants, coffee shops, bars, shops and the farmers market on Saturday morning. The San Marcos River is less than a mile away. Dunbar Park is a block down the street, and Purgatory Natural Area and other green spaces within a mile—part of over 2,100 acres of protected natural areas within the city limits.

Other Things to Note


The neighborhood vibe is lively, walkable, and is a cherished historic district full of long-time local residents. Please be mindful and respectful of our neighbors by keeping the noise down during quiet hours (10pm-7am).
No smoking. No events or parties, no exceptions - San Marcos city ordinance.
Fully fenced back yard! There is a storage building on the property that is not accessible to guests.

Please contact us through the VRBO app any time! We live just down the street and can pop over to assist.

This is a 100+ year old house, and not "hermetically sealed" like modern construction. In times of drought, we do occasionally see bugs which come in search of water. If this is a concern, please contact us. This is a child- and pet-safe space, and we use environmentally friendly, non-toxic household products and pest management on the property to do our part in protecting our environment and the beautiful San Marcos river.

We are family friendly and LGBTQ+ allies.
