Step inside and be greeted by a comfortable queen size bed in the master bedroom, ensuring a peaceful night’s sleep. The living area features a convenient pull-out sofa, perfect for accommodating additional guests.



Experience the beauty of nature from the top deck, where ample seating allows everyone to enjoy the mesmerizing sunrises, sunsets, and even rocket launches visible from the marina.



Unwind on the front porch while listening to your favorite tunes on the stereo system, or indulge in a movie night on the large screen TV in the living room.



Create culinary masterpieces in the modern kitchen, equipped with everything you need to prepare delicious meals.



The bathroom is a true oasis, boasting a lavish walk-in shower and a convenient washer/dryer combo unit for your convenience.



As the gentle rocking waters lull you to sleep, choose from one of the two cozy beds for a restful slumber.



Step just a few paces away and treat yourself to a mouthwatering meal at the tiki bar, or take a leisurely stroll around the charming marina.



At the clubhouse, experience true relaxation with a dip in the heated pool or a soothing soak in the hot tub. Afterward, rejuvenate your mind and body at the resort gym and sauna.



The property is permanently docked and not able to be taken out onto the river.



Guest access



There are keys in a lockbox. Please safely enter & exit the vessel as there is the potential for minor rocking.

Other things to note

While we have taken careful consideration to provide the safest & most customer-friendly accommodations, please be aware that this is a houseboat and there are certain contingencies that guests must acknowledge.



Safely entering & exiting the vessel, withstanding potential minor rocking, & moving about within tight quarters.



ADDITIONAL RULES

Date Changes & Early Departure – Date changes & reducing the number of nights of stay, can be done up to 7 days prior to your arrival day. Date changes & reducing the number of nights of stay, made 6 days prior to arrival or less – are non-refundable. Changes to departure date after guest have checked in are also non-refundable.



Cleaning Fees – the cleaning fees that were applied to original reservation are for the cleaning of the unit upon your departure. We do not offer daily cleaning. If you are here for an extended stay and wish to have a linen change or full service clean of the unit, please contact our staff to schedule this for you. There are additional fees for these services. Guests are expected to leave the unit in normal use condition, see check out responsibilities for check out instructions. If the unit has been left in poor condition follow a guest’s stay (excessively dirty, food messes, carpet staining, pet messes, stains from hair dye, paint, markers, etc.) an additional cleaning fee may be charged.



Parking – For those staying in one of our townhomes, you have parking for 2 vehicles. One inside the garage and the second in the driveway. Street parking is strictly prohibited, make sure you are in the correct driveway, we know they all look alike, but we don’t want to tow your vehicle because you have blocked another guest or owner in. If you are staying in our 6-story condo building, you can park one vehicle inside the ground level parking garage. Additional vehicles can park around the outside of the condo building. If you are staying in one of our floating homes/houseboats, you can park anywhere near the unit’s location. Marina parking are number marked but not assigned. Overflow parking is the area around the Clubhouse. Please do not park in any space noted at owner parking or reserved.



Pet Policy – We are a pet friendly property. If guest is staying on one of our houseboats/floating homes, there is a weight limit of 40 pounds. For Condos & townhomes there is no weight limit. Due to our homeowner’s association, there is a maximum of 2 pets per unit. We allow dogs & cats, note if you are bringing a cat that is not declawed, we ask you to use claw caps. All pets must be disclosed in advance and a pet fee of $100 per pet will be charged (no charge for service animals, however emotional support animals will need to pay the fee). A double pet fee will be charged if pet is not disclosed in advance.



Smoking – All units are non-smoking. Smoking is allowed on outside patios, balconies, and decks. Please be respectful to others who may be on a neighboring patio/balcony/deck or boat. Please use an ashtray and do not toss cigarette/cigar butts into grass or landscaping as this could result in fire. If a unit has been smoked in, the guest will be charged a smoking fee of $350 to clean & restore the non-smoking quality to a unit.



Pool & Fitness Center – these amenities are open for your use from 8:00 am to 9:00 pm daily. Pool towels are located in your unit, but please make sure you do not leave them at the pool, as if they are found missing in the unit, you could be charged. Basic house rules apply, please be respectful to other guests while using these areas, boom boxes/loudspeakers are not allowed. No glass in the pool area and no large floats (pool noodles & water wings are allowed). Children under 16 must be accompanied by an adult at all times in these areas. Note - there is no lifeguard on duty. We ask that all guests clean up after themselves.



Gas BBQ Grills – there are two grills located at the pool/clubhouse for guests use. There are several grills located around the property as well. There are grill tools available in the clubhouse kitchen, please be sure to clean and return these to the clubhouse after use. If the grill is without gas, you can notify the person at the clubhouse front desk. If after 4pm, they do not have staff on site to change this out so it will have to be done the following day.



Damages & Missing Items – You are responsible for any damages that happen during your stay and for any damages caused by your family, guests, and pets. You could be charged for any missing linens (such as pool towels, decorative blankets & pillows, baby blankets, etc.) and décor items. So, if you fall in love with one of our fun beach/marina décor pieces, please reach out to our staff. In many cases we can help you find this item for purchase. Most pieces have come from a local décor store called Accent Home Design.



Lost & Found – We ask you to please do a detail look around the unit before checking out, to make sure you have left nothing behind. We are not responsible for items left behind. Lost & Found items are subject to postage if you request a lost item to returned to you.
