We do not accept tourist stays. - Reservations are only allowed for work, study, or health reasons. - After booking, you must sign the contract and provide a document proving the reason for your stay. - If this documentation is not received, the reservation will be canceled and penalties may apply.

The apartment features two bedrooms: one with a double bed and a large desk suitable for remote work, and another with a single bed. Both rooms include spacious built-in wardrobes. The kitchen is fully equipped with a refrigerator, washing machine, oven, stovetop, cookware, utensils, and a cleaning kit. One modern bathroom with shower. The living room provides a large sofa, TV, Wi-Fi, and a dining table, creating a comfortable space for both relaxation and work.

The neighborhood is known for its green spaces, including Madrid Río Park, perfect for outdoor activities and relaxation. Explore local markets, cafes, and restaurants that offer a taste of authentic Madrilenian life. With easy access to public transportation, you can quickly reach Madrid’s city center and major attractions, including the Royal Palace and Plaza Mayor.

Madrid, Spain`s bustling capital, is known for its rich history, art, and dynamic culture. Our apartment in Arganzuela is conveniently located for exploring the city’s diverse offerings. The nearest metro stations, Pirámides and Puerta de Toledo, provide quick connections to the city center and beyond. If you’re arriving by train, Atocha Station is 30 min. approx.

- The apartment has a maximum capacity for 3 people.

Distribution of the places:
1. Room with double bed
2. Room with single bed.

- The kitchen has no door, it is separate from the living room, but there is no door between both spaces.
- To go to all spaces of the house you have to go through the living room.
- The property has a decibel monitor.
- There is an elevator in the building, you have to climb a small flight of stairs (about six or so) until you can use it.
- It also has central community heating.
- Heating should not be set above 22°C, which we believe is the ideal temperature for your stay.

The accommodation is equipped with:
- Two towels per guest
- Cleaning kit
- Complimentary coffee
- Rolls of toilet paper: 2 units
- Roll of kitchen paper
Extra guest after check-in 60€/day.

The house must be picked up, otherwise an extra cleaning fee will be charged to the guest.

Pets are NOT allowed. Non-compliance will have a penalty of 250 euros.

No parties or events are allowed in the accommodation.

Smoking is not permitted. It will carry a penalty of 150 euros.

The noise levels and sleeping hours of the adjoining neighbours must be respected.
Failure to comply with the rules will result in immediate cancellation or financial penalties.

It is compulsory to fill in the documentation of the guests as indicated by the Spanish authorities of accommodation, with the data of the DNI/Passport in the link that we will send you.

Damage to the following amenities will cost:
10 € small towels
20 € large towels
10 € sheets
30 € duvet cover

In case of damage or breakage of the lock of the entrance door to the accommodation will entail a penalty of 700 euros.

The loss or non-return of any key or control of the accommodation or garage will cost 60 euros.

Any damage during the stay will be deducted from the pre-loaded deposit.

The cleaning or maintenance team will always access the property if any unforeseen events occur that they can solve.

We are not responsible for any belongings left in the accommodations.
