The fully equipped gourmet kitchen is sure to delight any cook, with stainless steel appliances, slab granite counter tops, and a large 8-foot island. The open concept great room is wonderful for large gatherings. Take in the amazing views from the great room windows, watch your favorite movie on the 60” flat screen tv, or enjoy a romantic evening in front of the grand gas fireplace. The private deck is great for BBQ-ing and watching the most amazing sunsets. Even the chilliest of evenings are enjoyable with your very own gas patio heater.
The main level has a master bedroom with queen bed that walks out an 8-foot door to the deck. The breathtaking views of Pikes Peak and front range can be seen sitting in bed. The 5 piece ensuite master bathroom has a granite double vanity, jetted tub, separate shower and stackable washer/dryer for your convenience. Another bedroom is on the main level with a queen bed. The powder room is conveniently located off the great room.
The lower level living area will greet you with a gas fireplace, queen sleeper sofa, foosball table, and 40” flat screen tv complete with a Wii. From this room, you will have access to the large paver patio through double 8-foot glass patio doors. The two bedrooms on this level share a jack n jill bathroom with double granite vanity and separate toilet and shower over tub. The first room is a bunk room with two sets of twin bunks and a train table for kids. The second room is furnished with a queen. There is a laundry room with full-size washer/dryer across the hall. Finally, an unfinished space is set up with a treadmill.
Enjoy the beautiful fenced backyard with 180-degree views. The large paver patio has ample seating and leads you to a 7-person hot tub and wood fire pit (firewood can be purchased down the street at the local store) for relaxing evenings. Play corn hole, disc slam, ladder ball, and croquette on the large lawn. For those with little ones, there is a playhouse in the private heavily treed side yard.

Renter, Guests, and all others are subject to immediate eviction, or be removed from the premises; Renter is in breach of this Agreement and forfeits the return of any security/damage deposit or refund.
No use of illicit drugs on the property.
No candles allowed on the property. Battery operated candles are provided.
Only firewood is to be burned in the fire pit on days that are not a high fire danger (must check local fire restrictions). Please be responsible.
TRASH DAY is Monday morning! It is the guest’s responsibility to take the trash to the curb by the mailbox. If trash collection is missed the guest will be charged $35 for off-cycle pick-up.
BBQ must be cleaned by guests if used. If found left dirty and requires extra cleaning, an additional cleaning fee of $25 will be charged.
Return patio heater to corner of deck near the house to ensure it is not damaged by unexpected wind.
Return the provided yard games (basketballs, croquet, ladder ball, corn hole, and disc golf) to the garage after use.
Keep garage doors closed when not in use.
No flushing of anything down toilets other than toilet paper.
All food and drinks must remain in the kitchen and dining areas. Guest will compensate host for any food/drink stains in the bedrooms or living areas.
Use bunk bed ladders at your own risk. Children should use under adult supervision.
By using the treadmill you are assuming liability for potential injury that may occur as a result.
No trespassing onto neighbors property for any reason.
Children must be under adult supervision at all times.
Our property has a doorbell camera for security purposes.
All doors and windows must be closed and locked whenever you leave the home.
Accidents happen, please report any damage immediately and do not try to repair it on your own. You’ve already pre-paid for damage protection up to a certain amount or provided a security deposit, which protects us both.
No parking in the driveway or garage if your car leaks oil (street parking available)
Weather: No refunds will be given due to weather-related incidents including but not limited to canceled flights. We recommend purchasing travel insurance in the event you need to cancel for any reason. Mountain roads can be curvy and steep. Roads are well maintained; however, we highly recommend four-wheel drive, at the very least all weather tires, and/or chains or snow tires during the winter months. We do not refund due to road conditions.
**Please be aware of the Colorado Traction Law during snow storms: During an active Traction Law (also known as a Code 15), motorists must have either snow tires, tires with the mud/snow (M+S) designation, or a four-wheel/all-wheel drive vehicle.
Snow Removal Service Provided- If it snows please park in the garage or on the street to allow the plow to clear the driveway. Not responsible for any damage caused by snow removal equipment.
Wind: During high winds ensure that the patio heater is placed in the corner between the master bedroom door and living room door. Also take down both umbrellas and move the BBQ closer to the house so it can not be blown over.
At the sole discretion of the host, an additional cleaning fee of $90 can be charged if additional cleanup is required that goes above the standard cleaning.
Any damage made to property or furnishings which exceeds the deposit or rental insurance amount will be billed to the guest and reported to Airbnb or VRBO.
