The rate includes:
- Utilities: electricity, water - gas for kitchen use and hot water - Weekly linen, initial and final

- Zer0Dep Guarantee = You do not pay the security deposit on balance or on arrival and you have EuropAssistance coverage in case of accidental damage caused to the property during your stay (up to the maximum of 1,500.00€ and with the restrictions provided).
The rate does not include:
- On request, small size (Euro 98.00 per week per animal). The admission of animals to the facility must be authorized in advance by the owner after communicating the number of animals, size and breed
- Tourist tax (where applicable).
Villa Il Meluccio has been cleverly built in a dominant position on a large private property that offers a spectacular view of the sea and the islands of the Tuscan Archipelago such as Elba, Gorgona and Capraia until you can see Corsica on clear days; surrounded by a lush and lush garden, among olive trees in a green and relaxing atmosphere, the property offers various relaxation areas in line with the elegance and refinement of the luxury villa in which there is a beautiful swimming pool. The villa develops in a harmonious and light way on two levels, carefully designed in a style where the most modern comforts are perfectly combined with sober elegance. The entire house is paved with Impruneta terracotta and the ceilings have exposed wooden beams. The living areas are airy and bright, characterized by clear and linear furniture that makes the environment even brighter and more radiant. From the majestic windows on the ground floor and from the terrace on the first floor you can enjoy a breathtaking view. The villa is a few kilometers away both from the beaches of the Etruscan Coast, from which it will be possible to appreciate the clear sea, the long and wide beaches alternating between sand and rock that go from Livorno to Piombino, and from the medieval villages, where in the footsteps of the Etruscan civilization, you can also enjoy the local gastronomic traditions accompanied by Bolgheri DOC wines such as Sassicaia, Ornellaia and Il Toscana Rosso IGT “Lupicaia” produced by the Estate where Villa Il Meluccio is located.
VILLA IL MELUCCIO HAS UNDERGONE A CHECK-UP CARRIED OUT BY ONE OF OUR TECHNICAL MANAGERS, TO GUARANTEE THE CORRESPONDENCE OF THE DESCRIPTION, THE ACCESSORIES LISTED ON THE SITE AND THEIR STATE OF OPERATION/MAINTENANCE, IN ORDER TO GUARANTEE THE HIGHEST QUALITY, CLEANLINESS AND COMFORT TO THOSE WHO WILL STAY THERE.
Interiors:
The house is spread over two floors plus a basement. The main entrance leads to a double living room with fireplace, which overlooks a porch furnished with sofas and armchairs. On the right there is a dining room which leads to the fully equipped eat-in kitchen. To the left of the main entrance there is a TV room with sofa and a full bathroom with shower. Through an internal staircase you reach the first floor where there are a total of 6 bedrooms equipped with air conditioning: a double bedroom with kingsize bed and bathroom with shower en suite, a bedroom with two joinable beds with bathroom with shower and bathtub en suite, a bedroom with two joinable beds with bathroom with shower en suite and access to the panoramic terrace, a double bedroom, a bedroom with two joinable beds, a bathroom with tub and shower, a double bedroom with a kingsize bed and with bathroom with bath and shower en suite and access to the panoramic terrace. From the ground floor, an internal staircase leads to the basement area where there is a bathroom with shower, games room and TV room, pantry and laundry room. Air conditioning on the ground floor and on the first floor.
Park:
The park surrounding the villa covers about 15,000 square meters and is part of a private estate partly occupied by centuries-old olive trees and DOC vineyards. The large garden that embraces the house is very well maintained, for the most part a lawn, planted with bushes of Mediterranean essences and here and the terracotta pots with colorful flowers. The pool is located near the villa but inside the olive grove. The kitchen leads to a well-kept gazebo, which can be used as a dining area for outdoor dining. The living rooms lead to an elegant porch furnished with sofas and armchairs to be used as a relaxation area.N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The pool is located 30 meters from the house inside the olive grove, is rectangular in shape 12x6 with a minimum depth of 0.60 meters and a maximum of 1.60 meters with access by an angular Roman staircase. The solarium around it, of 400 square meters, partly paved and partly lawn, is well equipped with sun loungers, umbrellas, 4 director's chairs, a gazebo with two armchairs, a sofa and a table. Adjacent to a changing room and a shower. The pool is open from the last Saturday in April to the first Saturday in October.
