Just off I-15 on the outskirts of Brigham City this upscale home is perfect for family vacation, friend weekend, business travel or a relaxing couples getaway! Whether you are headed to Crystal Hot Springs, pickleball tournaments, a wedding, family reunion, or funeral- or just need to hang out here for a day or two, The Homestead is perfect. We're surrounded by skiing in the winter; lakes and great hiking spots in the summer!

The lower level of this gorgeous, upscale home has a private entrance for self check-in (11 steps) & outdoor cameras record 24/7 for your security. 2,500 sq ft of living space: large family room, 2 bedrooms, kitchen, bathroom, laundry room & a large game room with pool & ping pong tables by day turns into a cousins/kids sleepover party OR 2 separate sleeping areas by night.

Bonus Room (not normally part of the B&B) is available for an extra $50/booking: queen-size NEW copper-infused mattress, vanity for the ladies, no windows, and more 'personal stuff' than other rooms

FAMILY ROOM:
The family room boasts a beautiful, extra tall ceiling with a 75" smart TV , karaoke and plenty of room: a large, comfortable sectional seats 6+ (3 recliners- not for sleeping), sliding rocker & sleeper sofa with a 3" memory foam available

GAME ROOM/SLUMBER PARTY ROOM:
Large game room has pool, ping pong, BB game, and safe velcro bullseye target. You will also find a 65" tv in the game room that you can cast to from your phone or computer

At night this room can be turned into a cousins/kids slumber party (with sleeping bags) OR 2 separate sleeping spaces by using the room divider to provide privacy and 2 twin frames with mattresses.

EXTRA BEDS: 1 floater futon (ideal for kids!) can be used in any room as needed, 2 queen size air mattresses (one self-inflating) and 9 twin size air mattresses (one self-inflating).

FOR LITTLE ONES (available by request):
A pack and play, 2 baby booster seats, stroller, kiddie step stool, changing pad, night light and white noise machine.

OTHER ROOMS:

KITCHEN/DINING:
The family room flows into the KITCHEN and small DINING room with seating for 4 (& extra stools if needed to fit 8). 2 additional tables can be set-up in the living area if needed. Each offers additional seating for 6.

Kitchen is fully stocked: waffle maker, smoothie machine, fondue pot, crepe grill and cookie cutters, the basics-microwave, toaster, regular grill. There is Keurig cocoa/coffee maker- be sure to bring your own pods

BATHROOM:
In addition to essentials (toilet & sink), the bathroom has a separate shower and tub and a very large mirror.

→Full-length mirror in The Homestead Room
→Mirror in The Bunk Room
→Full vanity in Bonus Room
→Extra mirrors under bathroom sink and in laundry room that can be moved as needed.

LAUNDRY ROOM:
Washer and dryer (laundry detergent supplied). You will also find all of the extras-- extra chairs, stools, tables, step stool, etc.

GROUP FEES & PRICING (4+ guests)

→Additional $20/person per night on all bookings over 4

→Any group using 5+ beds is required to reserve The Bonus Room ($50/stay)

→Any group of 10+ is required to pay a $250 mostly refundable deposit ($50 will be non-refundable to cover large group insurance).

Following fees also apply to groups of 4+, using 3+ beds or using the game room or living room for sleeping:

→Add'l $50 cleaning fee for every 5 people (after 16)

→$20/person per night (+ tax and service fee) over the 1st 4. VRBO will figure this into the amount charged for 5th through 16th guest

→3 Night minimum stay on basic room cost and the add'l per person fee ($60) per guest. (May be waived, check with host as soon after booking as possible)

→Any person in the home during quiet hours (10p - 8a) included as an add'l guest for the entire stay. Any person in the home during a period of time that looks and/or sounds like a party included as an add'l guest the day of the party/celebration

→ $50 change fee (+add'l applicable fees) if size of the group increases or decreases within 14 days of arrival. We plan available hosting dates around the # of people/beds already booked. We will accommodate changes in the group size if schedule permits, but it does lead to add'l expenses to ensure enough manpower for proper clean-up between groups

→ $15/hour for time spent working out details and explaining the group fees, if caused by not reading the listing

→ $500 Unauthorized Visitor Fee if guests who have not been pre-approved are in the home or on the property at any time during your stay OR Smoking/Drinking Damage Fee (+ applicable per person and group fees). All applicable ‘guest’ fees will be added in addition for any un-approved guest in the home at any time during quiet hours (10p-8a). If these fees come into play, any group fees waived by the host will be reinstated and due immediately. Fees will be enforced by Property Management Company (zero tolerance policy) and host will no longer have an option to waive fees. These fees are easy to avoid by simply keeping your on-site host informed about any extra guests you plan to invite. Inviting additional people to stay may incur additional fees since it increases the cost of hosting you in addition to wear and tear to the home

PARTY/CELEBRATION:
Small family/friend gatherings, parties and celebrations may be allowed during your stay by request and pre-approval ONLY. However:

→ Must be pre-approved. No alcohol allowed.

→ $250 mostly refundable deposit. Deposit will be refunded after clean-up is completed if rules were followed and no more than normal cleaning is required. $50 will be kept to cover the cost of large group insurance

→ People visiting but not sleeping over on any night during the stay not subject to the 3-day minimum stay; $15/person fee applies for day of party

→ Having more people than arranged in advance and approved incurs a $250 fee

PARKING:
There is plenty of free parking: 2 spaces dedicated to guests, up to 4 spots available as needed, and plenty of street parking during the summer

We have EV charging capability for $9/day

NOTES:

→ There are 11 stairs to get into the property

→ There will be a $50 late checkout fee unless late checkout is pre-approved

→ Items from the home are not to be removed from the home for any reason. There will be a $250 charge plus the cost of item if missing

→ We live on the main level and are usually available to help if you have any needs arise.

→ Space is fully furnished.
