The ultimate beach house

Whale watching on your doorstep. We even have Southern Right Wales frolick off the beach.

Lovely home situated on Tasmania's waterfront. Superbly fitted and near all coveniences.

You can see the beach, cliffs at either end, over to the other side of the harbour, the lighthouse, out to the ocean and over to Bruny Island. Dolphins seals and even Southern Right wales can be .quite often spotted

Unlike some beaches even at high tide their is plenty of space on the beach to play games, sunbathe.

The Sydney to Hobart yachts go right past your front doorstep. It was exhilirating to watch them last year coming around the Iron Pot (lighthouse) together.

To the rear you have views of Mt Wellington in all it's glory.

The house is very well set up to relax in. Lounge chairs outside. BBQ and table at the front. Again at the rear.

House has all mod cons. Two living areas (both with Tv's) 55" LED screen for all TV viewing, 2nd lounge room has 3D smart TV and Wii, 100MB NBN line provided, 2 drawer dishwasher, spa, washing machine. One of the main bedrooms also has a smart TV. Their is also one in the bedsit

The Jacuzzi/spa is double ended with the tap swinging away so can easily fit two for a romantic bubbly end to a night.

Can take walks along the beach, cliff walks at either end of the beach. Swim, kayak, bike ride. Their is one Golf course walking distance away (Kingston Golf Club) and another a short drive. A full set of Golf clubs can be made available on request. Picnic basket is also available for a romantic lunch at Boronia beach.

Short stroll along the beach front are some nice restaurants and cafe's. They suit all budgets. Including pizza takeaways. So if you do not feel like cooking at home not a problem.

We host a lot of wedding party's (groups). The property is well set up for that with ample storage for suits and dresses. It also had floor to ceiling mirrors in most rooms. Also the main bedroom has double mirrors (1 mirrored wall and a mirror on the wall opposite) to be able to check your clothes completely.

I also have a friend a 2 minute drive away that could host another 8 so between the 2 we can host 20-22 people.

Their is an outside shower to wash yourself from coming from the beach. Hot water is not a problem as it has a very large HWC.

One way glass at the front of the house. All bottom rooms have see through blinds to stop people seeing in but still allowing you to take in a view from outside.

You can keep yourself cool with the AC or versely you can keep yourself warm by the wood heater in front of the cosy flames.

House is eco-friendly with heat pumps (heating and hot water) and solar system installed.

BBQ are both at the front of the house and at the rear for entertainment. You can always be out of the wind therefore. Designer BBQ at front, large 7 burner at the rear

All bedrooms have full Sheridan linen with Latex pillows. The Queen beds are a pleasure to sleep on with 18" deep mattresses. The second lounge room has a click clack sofa which transforms into another double bed making 4 in total. We put a mattress on top of this to make a very comfortable double bed. Various mattresses/transportable beds are available for children should further bedding be required. Their is also a fourth queen bed in the guest house outside.

Their is a shed outside that houses all the bikes, life jackets, helmets, Kayak, scooters, and oars for the row boat. Everything is neatly stowed.

You can go fishing along the nearby cliffs and from the Kayaks. Fresh flatheads can always be on the breakfast menu should you want to go out with the turning of tides. Surf Rod and fishing rods available.

Plenty for your children to do. Surf Life saving club have activities on the beach on Sundays and the sailing club operates on Saturdays where the kids can watch or participate. We have a number of products that the kids can use if you need them.

A "home office" is supplied. Phone line, fax scanner copier and small glass table and leather chair to work from, 100MB NBN line fitted.



Local Amenities

Hobart is a short ten minutes drive away so why stay their when you can wake up to the sound of the ocean waves breaking on the beach.

Kingston shopping areas are a short distance away with Coles Woolies and Big W all their. Their are other assorted shops and caffee's as well.

All other conveniences, post offices, mobile stores fishing shops as located in these malls as well. Everything you should need are close on hand.

Great Easter stay
Our group had a great stay at the Kingston Beach House. Fantastic location directly across from the beach, beautiful views from most rooms. House was comfortable - having a fire was great for the cold nights. Communication with host was easy and very helpful. Would stay again.

Great Beach Cottage experience
Great beach cottage located on an idyllic beach made to walk on and swim at and enjoy beautiful sunrises. Close enough to Hobart for day tripping around. We visited in March and it was comfy and cosy with everything we needed.

A nice shack feel as you enter but sadly we did not have to open our eyes much to realise the house was not clean, mouldy bathroom, air conditioner filter required cleaning, linen old and definitely not a comfortable bedding configuration for 12.

Excellent location
Stunning location with amazing views, easy access to the beach and easy walks. Lots of cafes & food close by. Great spot for day trips and sight-seeing. Lots to love about this beach house. Comfy beds and plenty of essentials provided. It was the ideal size for the eight of us and we loved the big table. Our only issues were with the two bathrooms. Overall we had a wonderful time.

Very disappointed
Property was dirty to the extent that we did not eat our meals at the property as planned. Toilet had faeces on the seat, mould in the bathroom, stairs had what looked to be buggas on the wall going down , mouse ran through the kitchen. I can handle an old run down property but not a dirty one . I would like to put in a request to have my cleaning money returned as it was not clean when we arrived. My two elder boys would not even shower whilst there as the bathroom was very dirty. No contact was made on how to find the keys until I phoned at 3.30. Not happy as it was expensive. I have taken photos if required.

Well positioned but needs maintenance
The position of the property being directly opposite the beach with lovely long and short walks was excellent. Kingston beach is a lovely tranquil location, however the 'Ultimate Beach House' is a bit run down especially the second bathroom. Also the fifth bedroom is just a sleep-out with a single fold up bed - so only really suitable for 4 single adults.
