one night stay before going to condo close by

Pros: It was not far from the condo we had acquired for the rest of the week and was within walking distance to restaurant and shops.
Cons: parking.
Location: Location was great, close to restaurants and shops.
Our one night stay on first arriving to the Big Island in Kona was very comfortable. We could walk to the restaurant from our hotel to eat that night. Room was clean and had everything we needed.

A Good Value

Pros: A good value, clean and good staff.
Cons: Quieter air conditioners.
Location: The start of Ali'i Street is a very short walk away. Restaurants and shopping within walking distance.
This is a solid 2 star hotel. It is old but clean and the staff is friendly and helpful. The location is close to the older part of Kona and many restaurants and shops are within walking distance. There are shopping centers up the Palani Street which have modest restaurants, groceries and a pharmacy. Hair driers and beach towels are available for the asking. Note, we stayed in the original hotel. There is an annex which I can't address as we didn't enter it. The downsides are the rooms are small. If you only need a single bed the room size will be adequate for most. Our room had two queen beds and the room was tight. Rooms use window air conditioners which can be noisy. I learned to cool our room down then just use the ceiling fan at night. Another downside is there are limited parking spaces. I believe overflow is a city lot about a block away. Luckily we always managed to find a space. I would not hesitate to stay here again.

Old hotel decent location

Room 4001 was very small. Two queen beds that touched the walls so you could only get into them on one side. Air conditioning was a window unit placed over the bed. In order to turn it on, you have to stand on the bed. The front end staff is definitely on island time. A lot of socializing among themselves. On a positive note....the hotel is close to attractions and restaurants and the grounds are well maintained.

Great location!

Pros: Enjoyed dinners at the Splashers Restaurant just next door.
Cons: Parking was limited.
Friendly staff, clean rooms, and enjoyed sitting out on the lanai and listening to the kids play in the swimming pool.

Close to Harbor

Pros: Location, breakfast at Splashers (included for the two night stay).
Cons: Furnishings.
Older hotel close to harbor and Ali'i Drive. We stayed one night at the beginning of our trip and two nights at the end. Mixed reviews on personnel -- some friendly and helpful, others distracted by other matters and took some time to acknowledge our presence. First room had a few 'friends' (which is expected in a tropical environment); second room no additional'guests'. The bedding is new but other decor (headboards, tv cabinet, etc) are dated rattan. Overall, location is great and would return.

Reasonably priced (for Kona, Hawai'i) hotel just a

Pros: Location, courteous staff
Cons: Parking, parking, parking; Also, their WiFi seems to have overload problems at times. They need to improve with multiple routers and repeaters through
Location: Right at the edge of Kona Shopping district which is about 3/4ths mile long. Some good deals, such as Blue Water Fantasies, and some more expensive sh
Staff are friendly and courteous. However, they overbookt heri parking area which is small - charge $5 per night. If there is no parking, they want you to park at Splashers which is about four blocks away - unacceptable. Not clear what parking Splashers as that would alleviate the situation. There is a public lot about 2 blocks away out the back entrance from the property. But, that is usually full up until about 8PM or so. Rooms are clean, airy - no ocean view, however.

Good for price and location, but very dated.

A great location in Kona central, but a semi-tired property. The room was little for a 2 double bed space, and the bathroom for smaller sized people - the shower head was at a very low height as was the bathroom vanity. The room on the 5th floor (as I assume is the same w/ all other rooms) had a small window unit ac that had a hard time cooling off the room for 2 adults and 2 teenagers, however there was a good ceiling fan. The room had a small apartment-sized fridge which kept our drinks cold. The breakfast at Splashers was good, but read the back of your voucher before ordering - only three things on the menu qualify for the free breakfast. We weren't disappointed though - our fault for not looking at the voucher closely before going – food was good. The hotel decor is wonderfully Hawaiian, the staff was fantastic and friendly beyond expectation. One night here after a very long flight before moving on to our condo up north the next day was a good decision. I would recommend for the price and location.
