"Good basic place to stay."
There is nothing fancy about this Inn. The price is fair given the market it is in. Waimea is a nice town away from the tourism. I was concerned given the previous reviews but there were really no problems with it. Don't expect it to compete with the Marriott on the ocean.

"This is place is great, but nothing is perfect"
My wife and I had dinner here a couple of times on previous trips to the Big Island and have since stayed for a week on three occasions.  We have enjoyed the Plumeria and Mt view rooms.  The rooms are large, comfortable and filled with all the amenities we need.  Service is transparent.   There are three principle restaurants with varied results.  Manta (B&D) is pretty good, but you never feel the staff cares.  Hua Tree (L) has a limited menu, but a great staff, and fantastic location.  Monettes (D) is fantastic but pricey.  All have million dollar views.  The resort location on basically a private lagoon is spectacular.  That you can get a four star meal over looking said lagoon is priceless.   There are more expensive resorts on the Big Island, but none have as good a location.   There are some irksome rules at Mauna Kea,ex: the pool area is closed at 6 (seriously?) even the Marriott doesn't do that.  There are several other nice resorts (fairmont, mauna lea and even the Four Seasons(we like to hit the Four Seasons for L&D on trips to and fro Kona and the harbor)) nearby with more great restaurants.  You can stay a week, eat at great restaurants and not dine twice at the same place.  Of course this takes more time and effort than staying at the Mauna Kea.   When school is out there are lots of kids, when school is in the average age is AARP.   If you want a beautiful room, in a beautiful place, with pretty good food this is a great choice.  There are other choices who say NO less, but it will cost you.

"Close to some nice beaches and restaurants but ..."
We are owners for more than 10 years and brought our daughter & family with us to Hawaii. While the resort is located in a very nice part of Kona, the company has been less than careful in keeping the resort in good shape. Attention to detail and pride in the product is lacking. Things like water damage and trash uncollected displays an uncaring attitude among the cleaning and maintenance staff. While some pests can be expected in Hawaii, leaving trash outside invites the nasties to take up residence. This resort is now a part of the Wyndham group which seems to be more interested in volume than in quality of product. When we tried to explain our dissatisfaction with the resort to the salesman who was trying to convince us to buy more points, he ignored our concerns citing the excellent diversity of ways to use the prospective new points. I would say that the very cheep price of renting a condo is a super plus for non-owners but I expected more for a property in this highly attractive area, as an property owner. The front desk staff were excellent. The overall cleanliness was fair. The pool was good but shows signs of aging. The restaurant was ok; food fair and prices a bit high for the quality. Cleaning and grounds staff were friendly enough but seemed to lack motivation to do more than minimal work keeping the resort clean and tidy. The mattress was rock hard and furniture uncomfortable. Stay for the area but don't expect much from the resort.

"Perfect Place to Stay"
The Hapuna Beach Prince Hotel is the perfect place to stay. I visited a lot of the other resorts on the west side of the big island and this one seemed to be the best. It had a sense of privacy the others did not have. Most of the hotels are crammed into the touristy sections of downtown Kona. This one is a bit more secluded, but only a 5-10 minute drive away. Snorkeling was available (Free equipment!!) right on the strip of private beach along with free umbrellas for beach side days. Even though it is secluded the beach and pool areas still have singles, if you are interested, but without the frat house vibe of the downtown Kona hotels and bars...... Many of the Big Island Hotels do not have beach access but instead are on a rocky shore...... Hapuna is on one of the best beaches of the big island. Get the Splash Pass!!!! Well worth it!!!! Rent a car!!!!! Convertible for basic stuff or jeep for some of the trail/ mountain road stuff (few but not many roads require 4WD)

If you are looking for a comfortable quiet getaway, this is it. The condo is beautifully decorated and has all the basics for preparing meals. There is a gas grill and hammocks in the common area off the lanai. The pool is spectacular though not very deep and not suited for lap swimming. We saw whales from the pool deck every day! There is a sea side trail for hiking or running that goes along the entire coast. There is not a sandy beach access close by but several snorkeling areas with rocky entry points. No life guards on duty. If you require a guard, Hapuna beach is beautiful and about half an hour north.
