Absolutely TERRIBLE!!
Property is in a nice area but EVERYTHING about the property was terrible. Start with broken fence to driveway to the grounds unkept, cigarette butts on the stairway and inside was dirty, gloomy, stains on the carpet, weeds everywhere and the bedrooms were such that we decided not to stay there. I called the owner about the conditions notifying would not stay there and hoping to get reimbursed. I had to dispute through the rental company and ended up not getting any relief. TERRIBLE property and response from rental company. My family and I had to pay for another property and am just completely financially denied and frustrated with this whole scenario. Suggest anyone looking at renting this property to stay away. Even if the cost "appears" to be reasonable for the area but there is a reason for it. The property is such I would not recommend for any reason whatsoever.!!!

House at Lake Anna with potential
We were attending a wedding and rented this house with the expectation of being able to relax with swimming and enjoying Virginia evenings. Pros: the space, has a reading nook and pool table. Air conditioning works very well. Cons: no communication until time to check in we received a text how to enter residence and to carry out our garbage. Charged cleaning fee for cleaning after ourselves. No house rule book, had to text contact for Wi-Fi password, and water access. The water access is across the road with gate access in a common area where boats are docked. The house is big and lovely but poor water pressure, one shower at a time, cannot flush toilet when someone is showering. Broken toilet paper holder, old tooth brushes in draw.

Filth
When we arrived to the property it was 98 degrees outside and the house was in the high 80’s. The air conditioner was broke. The kitchen was not equipped with bake ware, there were no wash clothes, the cabinets where filth with junk and mouse droppings, we were greeted in the morning with new mouse droppings on the kitchen counters, the deck was in poor shape, the hot tub was full of tadpoles, and I could go on and on. The Evolve company did refund half of our money and a credit for the future which we are grateful for. The air conditioner was fixed on the 3 rd day of our trip. We had no where else to stay that wk since it was out a ways from a city and near a lake we had reserved a boat for several days I would never recommend this place. This was our first bad experience with VROB

Nice house needs updates
The kitchen, refrigerator and freezer were filthy, I spent forty five minutes cleaning and disinfecting, washing out the drawers and shelves. There were hair left by cleaners nearby all the sinks. The house is pretty! Furniture not so much. Master bath beds updated on fixtures and paint, toilet paper roller was ripped off the wall. Kitchen island unusable for eating as the “@counter “ shelf was shaky and loose, half was missing entirely. The property should be cleared in the back to the water line, and then it’s a prime time visit!

Enjoyed the house. Rated a 4 due to things in the house that needed fixing (Hot tub needs repairs. Whirlpool bath did not work). Webpage needs updating. A lot more rooms than what’s shown. But overall we had a good time Thanks.

The house was dirty when we arrived. Mouse poop in places. Floors and counters were filthy.
Floors and countertops were dirty. Spent two plus hours cleaning when we arrived. Tv room is huge with a tiny tv that you can barely see from the back couch. Hot tub was useless and disgusting old water with. A frog living in it. Yard was all weeds. If the property was maintained it could be nice.
