This property was great for a quick stay. However the rooms were very small and it was very difficult to manage two people with two suitcases! Breakfast was fine, it was a good location, the staff were welcoming and friendly. I would hate to have stayed here for a long trip in to Tokyo, but it was fine for 1-2 nights.

The rooms are very small, but for me it was fine, because I stayed along, it safe, it’s not very quite but it works for me, very central, is walkable to the metro and for dining. It's easy to check and check out and they keep your bags if you leave late or arrive early. You need to check the elevator busy ours, If you don't want to feel bad about the wait. Starbucks is in from of the property, it was very convenient for me

Most of the staff there does not speak or understand english. Inside room sound proofing is bad, a lot of wind noise and noise from the street is auditable from within my room at 7th floor during night (sleeping) time. Always long wait time for elevator. Finally, always drunk people (group) partying and yelling between 10pm to 4am right outside the public open space in front of the hotel entrance (within 10ish meters distance) creating loud noise unnecessary disturbances.

Very Hot, Not Clean, Terrible Stay
The room was not clean when we checked in. I later realized they do not vacuum any of the floors, only lint roll them. Linens and bathroom looked clean enough but had a smell and just didn't feel sanitary. If you're booking in Kabukicho you should be expecting noise and light 24 hours a day. The hotel does advertise AC and when we checked into our room it was 80 degrees F. After messing with the controls in our room and it only getting warmer, we went to the front desk to figure out what was going on. They informed that even though they advertise AC, the air is centrally controlled and they can't change the temperature. After going back and forth for a while they finally gave us a very small fan to use. The rest of the trip we had the door open to the hall (which was significantly cooler and many other guests on our floor were also doing) when we were in the room and not sleeping. "Cleaning" of your room only happens every three days and actually only consists of them making the bed, (maybe) lint rolling the floor, and changing your towels. No wiping down/cleaning any of the surfaces in the room or bathroom. This hotel was actually the smallest room I've ever been in with the walls surrounding three sides of the bed. The bed is on the floor unlike many other small rooms where you can store luggage under the bed. This might work for a short trip for one, but four nights for a couple was truly unbearable.

The hotel itself is nice and wonderful, has spa on top floor, the area is popular entertainment by foreigners and locals so it was busy and crowded, downside was that it would get trashed but deligent workers gets it all vleaned up by morning.
